Just when we think we've heard it all..... got a call today from 5 year tenant that is moving out, his baby mama had a flat tire, did we have a tire jack that we could take to her? She is pregnant, by the time my DH had gotten there, somebody else had stopped & helped her, he didn't bother to even call & tell us.
So he remembered to call & get lights switched off, but it automatically goes in our name and he said he'll be finished some time this weekend! Well, dang, something else to figure coming out of the deposit!
He's the only one loading the Uhaul, so it's taking a while.

Pat,
I got rid of all automatic turnovers for utils whe I got a big fat bill for the person who was still living in the house. Those give the res full control over the LL's util money.
In Indiana we cannot disconnect a util AND must continue providing those utils if the home is occupied, no matter how much rent they owe or promised to leave.

It costs us $25.00 to switch the electric service each time we have a turnover IF we don't participate in the auto-revert back to owner when they cancel.
It does NOT apply to non-payment of bill. If they cut it off for non-payment, it is just OFF.
So I DO stay on top of it when we know we are having a turnover. Is it foolproof? No, and we cannot cut off either, so it is a slight concern. I know what you are going to say, it only takes one tenant running up a big bill to cancel out all of those 25.00 fees. Sometimes, we choose to take chances for the convenience.

I can't believe you chased around after an almost ex-tenant due to a flat tire.
I'm guessing you don't have AAA in your area.

She's not even our tenant. But she is pregnant & was stranded on the road. Even though our tenants don't always treat us with the same respect, they must know we are dependable human beings (or suckers). Either way, we do what we think is right.
