State Specific Question About: CALIFORNIA (CA)

Our tenant in the ADU on our property installed a big canvas tent with gym equipment in it. It is visible from our side of the property and interferes with their AC unit.

We sent (2) emails asking them to remove it , but nothing happened yet.

Not sure what to do next.

you live there. Why did you send an e-mail rather than knock on the door? This baffles me every time I read this type situation.

Knock on the door. Tell them you sent two e-mails, didn't receive a response so you were uncertain they were received. No need to wait for an answer/excuse/explanation. Proceed, nicely, to tell them the tent is killing the grass, it blocks the air conditioner, it's an "attractive nuisance" and they need to remove it by September xx. With the proper tone of voice, they will know you mean business. With the proper tone of voice, unless they are total jerks, the conversation will not be confrontational.... that also doesn't mean they will listen to you. During that friendly conversation, tell them you need to follow the conversation up with an official legal letter.

Unless you had provisions in the lease or "House Rules", they assumed they could do as they please in an area near to their rental. In my rentals where it's on land with more than a single house, I state in the lease that they have no rights to have or store anything outside of their rental.

You need to relax and have a "conversation" with your tenants. Maybe you can compromise? Good luck. --47.155.xx.xxx
