You really need to know how your civil court system works, here it was allowed for many years then that judge passed and the appointed and elected judge that followed do not allow atty fees. You may be discovering now that legal fees are the highest hourly rate of anything related to managing housing. --76.188.xxx.xxx

In most cases you need to make a first attempt at personal contact. If your tenant refuses to talk with your or accept a letter you tried to deliver, then you would have needed an attorney's help. The tenant cause this action so you could sue or bill him for your cost. Deducting it from a deposit should have been outlined by your city -- permissible deposit deductions. Paying an attorney for that may not be allowed. --47.155.xx.xxx
