Hi all, I have a tenant that appears to have moved her boyfriend in and he is causing problems. SHe told me she has Covid, then another problem arose and I issued a 3 day notice to perform conditions covenants or quit. She is claiming now that they both have COVID and they are quarantining together in my unit. My position is go quarantine in your own home, what does the group think?

Likely they are doing tenant think. They know about a COVID eviction moratorium and think all they have to do to invoke it is get it. My last eviction tried saying she wanted a continuance because she has covid. Judge ignored her. They may not know all the real criteria.

Practically, you may have a hard time getting them out if they are telling truth and they are formally quarantined under public health law. You might pretend to be a tenant and ask the county Board of Health. --216.23.xxx.xx

Unauthorized is just that, request a utility bill showing the correct address - that is the easiest way to verify where unknown person really lives, nuthing to do with covid. Use police reports to bolster your -problems- and proceed to follow your local and state law on timing of notices. --76.188.xxx.xxx

On my bi-monthly checking on apartments in an area I came across a tenants boyfriend parking his motorcycle in a fire zone. I asked him to move it, he said his girlfriend said it was okay to park there, and refused to move it. I handed the guy a 24 hour notice to comply or quit.

The next evening when they were asleep, I had the motorcycle towed. The towing company has a special sling to transport expensive motorcycle's without damage.

The next day I got a frantic call, "Where is my motorcycle"? I responded, "Your girlfriend said it was okay for me to take your bike on a spin. I was drink and forgot where I parked or crashed it! Or maybe it was towed! I guess you should call the police"..

The police told him it was towed by the landlord because it was in a fire/no parking zone. --47.155.xx.xxx
