Best to contact a landlords association who has knowledge of the that rent controlled system. Most jurisdictions have vacancy decontrol on vacant rental units where rents go to market and higher then market. Here it is called Reno eviction where large corporations renovate a apartment complex where it take six months to a year where most of the tenants have found new rental units then the rent is double or more then before. The smaller operators are selling out as it is next to impossible to operate where annual operating costs go up more then allowed rent increases. As result of hostile environment the builders are only building condominiums and commercial properties. No vacancy rate or a vacancy rate of one per cent on and off. In a rent controlled environment tenants pay higher rent along with condition of rental units is below the market standard where it is take or leave it. Finally government owned rental units are not under rent controlled where some tenants received high rent increases. --99.236.xxx.xxx |
