Just had a zoom seminar on local/regional LL rules and regs. I missed the first one that covered "Best Practices for Documenting an Individual's Need for Assistant Animals in Housing"
There's quite a bit of DON'Ts for Landlords including a flow chart about questions you may or may not ask.
The second session was the one I attended yesterday which covered Fair Housing and the Seven Protected Classes.
They then went into NYS Human Rights Law which includes:
Age,
Marital Status
Military Status
Sexual Orientation
Gender Identity or Expression
Source of Income
The attorney had handouts in pdf form. Hubby was shocked at all the rights the landlords DIDN'T have LOL. I remarked that it has been this way in the mid sized NY cities (upstate) for quite some time at least since the eighties and nineties.
They covered HUD testers as well as examples of "Disparate Impact" namely
credit checks
co-signor
income=4 times rent requirement
criminal background checks
prohibitions against certain breeds of dogs.
Also covered was the HSTPA of 2019 (specific to NYS)
I think hubby was ready to flip and sell after this seminar!
