Hey gang: I had a TRO hearing today against a current tenant. I won. I appeared by MS Teams video. Judge asked if the TRO was in conjunction with a UD and I told him no. She hasn't paid September rent. I've already sent her the the 15-day pay notice per CA law so, as soon as I can, I will be filing for eviction. Tenant had the nerve to say that I knew she had mental problems when I rented to her -- no, I didn't. The judge played the vile and threatening message during the hearing. I sent three audio files and as luck would have it, he picked the nastiest one to broadcast. Judge asked if I would be re-newing the lease, it took a pregnant pause and a lot of spirit NOT to say "F--- no".

I guess you hope she will be rentable one more time after you, then her deeds can come home. Hope you can get her out ASAP.
