I received the 2021 Q2 performance summary for Pittsburgh. I believe it is reflective of many of the 18 hour cities. (NY and LA are 24 hr cities - 18 hr cities are your tier 2 major cities in the US).
This report show rental rates increasing, vacancy rates decreasing, the new construction units being completed increasing and an increase in the absorption rate which is almost four times greater than the new construction units.
These are some really solid numbers in the MFH world.
I am wondering what the other market places look like in the multi unit world?

There are dozens of brand new huge apartment complexes going up well outside the city limits. I'll be driving around out in the countryside and there, surrounded by hay fields, an enormous complex is going up.
Rents are way up here, more than 30% and there are almost no vacancies.
I look at those apartments, which remind me of termite mounds, or maybe bee hives, and wonder why anyone would choose to move to an outdoor recreation area and agree to live jammed in shoulder to shoulder with a couple hundred other people. --76.178.xxx.xxx |

I just saw on the news yesterday were they are planning on building a set of low income apartments in a location where there used to be a factory that is now an empty lot with some foundation remanence left. --73.120.xx.xxx |
