Recently signed a month-to-month lease with a tenant. The lease specifically states that "there will be no animals (even temporary) allowed on premises, unless authorized by a separate written Pet Addendum to the lease. If tenant(s) violated the pet restriction tenant will pay landlord a fee of $35 per day per animal (2 animals involved) for each day will be "additional rent due". This violation will also forfeit security deposit & at landlord discretion cause a termination of the lease. Tenant sent me an email stating that she would move & I accepted. I also ask for a text to notify me when the dogs were gone & I didn't receive any text. Today Sept. 14th I finally was told that I could do an inspection to see that dogs are gone. How many days should I charge for dogs who was first discovered on Sept. 6th & we saw the dogs on 7th. She also disconnect my assessed to the ring door bell. Your lease is pretty clear. Follow thru. I would ask her how many days. If she say four charge her four. If she says one. Charge her

two cause that's all you have evidence of. How Interesting you both have access to the camera

Nice job

I would just charge two days.

Since they are cooperating with you, I would consider retaining them after they pay you. I would offer a carrot though, and let them know the deposit is still available.

In Pa I don't think such a clause would be legal as we have to show just cause for our deductions. Violation of the rules would not be tied to damage to the place after two days normally --24.101.xxx.xxx

I would charge back to the 1st day of the month.

Let them prove when the unauthorized animals were brought on the property.

TO Ray(PA) Florida is very LL friendly when it comes to unauthorized animals. I myself have served a 2-week "Cure or Quit" notice in accordance with State Law. "Either the animals go or everyone goes". Why I jumped so fast?--3 or 4 big Dogs way over weight limit and 6 cats/kittens. And, she had removed the screen from one of the windows in the Florida room and was allowing the dogs to go in and out through the window.

Amazing how they forget the Lease the moment after they sign it.

I would charge for two dogs. You discovered them on 6th so they could have been there before. I would consider charging $70 for 7 days. They gotta hurt or they never learn and sometimes they don't learn anyway. If she leaves you with fleas, $490 might not cover your damages. --216.23.xxx.xx

Just thought I would share this with the group. I have a residential Florida lease agreement that a prospective tenant shared with me. The following paragraph regarding dogs

ANIMALS/PETS

Tenant(s) shall NOT be permitted to keep domestic or other animals on or about the Demised Premises unless otherwise stated in Pet Addendum UNAUTHORIZED PET CHARGE of $500 for each dog with apply. I guess that "domestic animals" would cover the iguanas (2 of them) which was in the fish tank he ask me if it was okay to have. I just "assumed" if he ask me if it was okay to have a fish tank that fish would be in the tank NEVER iguanas!! By the way, they smell horrible in the home. Sixteen (16 more days) & hopefully they're gone!! No more fish tanks, dogs or whatever. Also I will make that visit to where they're living before they move into my home. --24.129.xxx.xxx
