New tenants. Signed lease yesterday. I advised them, when they sent the funds (or paid cash & I'd give them a receipt), & I verified that the electricity was in their name, I'd give them the keys.

We did discuss Zelle, Paypal, etc. I told them they could check into which one would cost them the "least" and use that one.

Well, my husband the comedian, made the comment today "that I guess they chose correctly!" She elected to send it Paypal, because Zelle was telling her that she'd exceeded her limit this week. (I had another new tenant tell me the same thing happened to her). BUT, Paypal attached a big ole 25.42 fee, which she put on MY end!

I didn't realize it until it was too late and I accepted it. It showed me the full amount on the cover page. I have messaged her & told her they charged me, but she hasn't commented yet. No keys until she refunds my fee?

Or suck it up as another cost of stupid on my end? --71.219.xx.xxx

These companies change their fees, etc as often as the wind.

Whatever your decision, change the wording in your agreements to reflect what you want (of course, what you want is that no matter how these companies change things, the tenant pays.) You insist that the amount you are due is the net to you. --24.180.xx.xx

She could have phone you for direct. She could have made two Zelle deposits. Half today and half tomorrow... After of course she phone you with permission. At this point I would write her a receipt with the balance for of $25.42. she will pay it if she wants keys. It's not your fault spend your not stupid. It's just the system. Say "who would have known? The receipt shows the balance due."then wait quietly while she diggs in her wallet for cash... Your lunch money! --172.56.xx.xxx

In my "Congratulations" email, I specify the following (Mine is regarding a holding fee, but it's applicable for your situation as well):

"The holding fee can be paid using a cashier's check, money order, Paypal (username here), Venmo (username here), Cashapp (username here), or bank transfer. Note that any processing fees would be your responsibility so that the final amount to us is $xxx."

Yes, she followed your instructions. So just pay for it if you want to accept PayPal.

I don't take PayPal. But thought I remember that it is also easy for tenant to claw back.

It's all fixed now. She has sent me the difference.

She apologized for selected the wrong end to be charged for it or whatever. That is scandalous though, I offered to split it with her but she said no. I am going to let them have 2 days free rent if she gets lights in her name tomorrow. It was supposed to start on the 15th. So it's all good. I'm just thankful to have someone finally going in it. --71.219.xx.xxx
