I schedule an in home inspection after their application is basically 100% approved. I just tell them I need to drop off a copy of the lease for them to review. Iíve disqualified them from the driveway before. --24.152.xxx.xx

Present it as a home visit, where you live now, just part of the screening. Be causal about it. Caught one person who clearing was a smoker. All along in advertising and on application she understood it u was offering a non smoking house. Turned her down at the visit, it was a bit heartbreaking for her but geez she lied, it was on her. Anyways don't apologize for the visit just present it as part of the process.i do this after I pretty sure I'm going to be able to approve the application. Plus if you haven't been able to meet all the family members this is a good opportunity for that too. --172.56.xx.xx

Have to admit it is rare I still do a inspection.

But try to downplay it is as the main reason is a inspection of their current residence.

I can usually find something or make something up that I need them to sign in person. And state as part of our policy, we usually do this at the tenants current residence.

You guys have really helped me to sort of answer for own question. I have an application form which I obtain some additional personal information which is with a fee of $75 (helps with gas & addt'l meeting with them). I going to add it to this last page that they always sign & never read. It will state that we will be allowed to visit your present residence before we finalize the lease agreement. Wow I think I like the response which don't allow you to continue if, I can't stop by an visit your place. I would also like to hear from other members/landlords on your thoughts on including this as a continuation with application question. Thanks in advance of your responses. It will just help this old senior get a little wiser in choosing the right tenant. Just made a big "boo boo" in renting my 3/1 which I will share with you later. Normal for my family places, thanx to I think Brad at a convention 6-8 years ago, it informs you of what your place will look like in 3-6 weeks, animals, toys, rusty old hot rods, smokers, drug dealing, loud fighting with neighbors and very likely you trying to maintain your property - you must do what is best for the property, it is not about you it is about the place you allow them to move into, treat is nicely, in my area a double rent value deposit is often taken below see level what smoking is involved.... --76.188.xxx.xxx

Years back, I was hesitant on an applicant and his family. He offered I come by his current rental to take a look. Took him up on his offer. That's all I needed to approve them. And they kept our property just as nice. --176.113.xx.xxx
