Occasionally you will see a person using a tool to pick-up pecans in their yard. This tool keeps people from having to bend over to pick up pecans. I need a similar tool but made to pick up trash (beer cans, paper, wine bottles, etc.) since I have a vacant lot next to my Class D house that always has some type of garbage that needs to cleaned up.

Buy the lot. It should be cheap in a class D hood.
Fence it.
Get one of the locals or your tenant to grow stuff on it. Use 5 gal buckets to start or roto till it up.
Produce some things to sell (vegetables, etc) and have your tenant or someone to sell these things at a farmer's market. Split the profits with them.

Before you begin with grandchildren try asking a tenant who is not taking care of another place, you will give them 1 dollar for a grocery bag of actual trash. After a few months getting close to when you raise rent tell them you would reduce the increase if they cleaned up where they live, then they can improve the hood and talk with others in the hood while picking up the rent increase. --76.188.xxx.xxx |

Are you talking about The Nut Wizard? It's a little round wire cage looking thing on a stick that you roll over the ground and it picks up pecans.
For larger trash I can't think of anything except maybe a push lawn sweeper. Those are great for leaves in the fall and would probably pick up papers and maybe light weight cans.
You can buy fancy lawn sweepers that attach to a riding lawn mower, but the push ones are easy to use and a lot cheaper. --76.178.xxx.xxx |

Richard and Ken - Why don't I own the vacant lot?
3 years ago when I bought my $5K fixer-upper, there was a much larger vacant house next door. Someone else had bought the house at a tax sale and began rehabbing it. After 4 weeks, they either ran out of rehab money or just lost interest in trying to fix an alligator of a house. Then the County repos' the house back. 6 months later, the city shows up with their monster CAT back-hoe and they tear the house completely down and haul it off. This is how the vacant lot was created and it is now just a dumping ground for the neighborhood drunks and winos.
Since I have in this business, I have never figured out what to with 'vacant land', especially land in a D hood where the vacant lots are not worth building on. Can't even put a MH on it since it within city limits. If I bought the land, I would be responsible to maintain it which I no desire to do.

I actually have 2 day laborers (M/F) who are homeless right now. I have allowed them to housesit in my vacant house in exchange for day labor chores like mowing my yard and the vacant lot next door. If that lot is super cheap... you say it isn't worth anything... you could buy it, fence it to go with your house, and keep it clean, and rent your house to people with a couple of dogs who would like to have a large fenced yard for their dogs to play in.
Or maybe have kids who need to practice their baseball.
A trash lot next door would make it that much harder to get decent tenants. You aren't going to keep that lot clean unless you are there every week picking up garbage or else you put a fence around it. You can't put a fence around it unless you own it. --76.178.xxx.xxx |
