Ceiling fans. Sometimes it's the fan switch that gets yanked out, sometimes the light switch (which is easier to get into and replace). I've had two where at least one blade "disappeared" into thin air.

I hate ceiling fans in a rental. They are popular though.

Going back a few years, appliances.

A deer hunter brought back so much meat, forced the freezer door shut, breaking the freezer door piece that secures thes food into the door.

Same year a super couponer stuffed so much food in her freezer, the same thing happened. --75.11.xx.xx

Most often broken: mini-blinds and window screens. What are tenants doing that rips every window screen in the house?

Most annoying: when they break the plastic shelves in the door of the refrigerator. Those shelves are expensive and difficult to source. Usually, if they are breaking shelves, they break all of them. --76.178.xxx.xxx

Another vote for mini blinds.

Since our rentals are in a B+/C- one time bedroom community to manufacturing, we follow the elimination of any frills that can be abused/broken. Aka Mike McLean? list.

1. no ceiling fans

2. no garbage disposals

3. no garages

4. no access to attic/basement

5. no hose bibs

6. no sink sprayers

7. no dishwashers

9. no closet/pantry doors

10. generally speaking no storm doors.

We do make an exception with laundry hook ups since the nearest legit laundromat is about a 15-20 min drive, many of which won't do.

First thing I did with both my apt properties was seal off the laundry hook-ups and put in pay to play laundry rooms.

My biggest broken item was sliding glass door screens. I nearly started buying them in bulk! ;) I don't know how they managed, but nearly every turn over. 90% never went on their porches or patios, yet they'd bend them, or put holes in the screen.

When I turned the 4 plex into senior apts I can't recall any issues. I've never broken a screen in my life. --47.216.xx.xxx

What is first doesn't really matter.

What does is you find out the bad behavior and address it so it stops.

I know ohhh too many folks who simply hope things are running okay instead of doing routine walk throughs. If you see an issue developing, address with the resident.

I don't always charge them, but I let them know that they are going down the wrong path. Why don't you always charge, because wear and tear isn't always clear...also I don't treat all residents the same way. I had one who was there for 11 years now for example that recently broke her neck. I typically don't pull out AC window units, but last week I did. She is 71.

I like that you are looking for patterns!

On my latest turnover, I asked the tenant if anything needed fixing before a new person could move in & she said no. The oven element was burned out. All I could figure, she was afraid I'd charge her if she said anything, figured she'd let it fall on the new tenants. SMH

Our earlier turnover we spent thousands on, everything was broken. I've never seen such a mess. Ceiling fans, oven element, HVAC, fridge, and every kitchen drawer was broken/missing. The tub spigot was even ripped out the wall. I was lucky to find a cabinet maker that made/matched 3 drawers for a mobile home for $195.00! --47.133.xxx.xxx

Mini-blind slats break off at the edges when stupid tenants open the sliding aluminum windows without raising the blinds. Hands just continually push the end of slats until they break off. New tenants of only 1 year this month have already trashed 10 of the 14 blinds. AND they are the 'old' type that are corded. Can't find them anymore. I'll replace eventually when they leave. Blinds were new a year ago.Maybe Ill go to vertical blinds. --174.65.xxx.xx

We charge for light bulb replacement if not done. Window coverings are the responsibility of the tenant. They cannot use aluminum foil etc and must be up in 15 days of moving in if none are there. All in the lease.

We would say garbage disposal first.

AC Drain line second.

Bi fold doors 3 rd.
