State Specific Question About: NEW HAMPSHIRE (NH)
My monthly lease clearly states no more than two people with the names of those people that can stay in the unit. I found out there's now 4 people living in this tiny unit. Follow your local and state timing rules, most are 30 days to cure so send a rent bill showing the increase if these folks can not produce bank statement or utility bill from another address, you can take pictures of mail sent to your place but forbidden to open it. --76.188.xxx.xxx |

In my rent controlled Los Angeles Housing Situation, tenants most always win and landlords get little help. But there are two exceptions:
#1) If a lease had provisions for extra occupants
#2) After 14 days rent control allows a landlord to establish a "guest" becoming an "occupant" and with the proper notice a landlord may raise the rent 10% for each additional occupant.
30 day notice for rent increases 10% and under.
60 day notice for any amount over 10%
AND if you know there are extra occupants in a unit and do nothing, then after the first 30 day period you'll loose your right to increase the rent -- by doing nothing is a form of acceptance.

If they are not living there, they should be able to quickly (like 48 hrs) provide you with a copy of their current lease (& landlord contact info), or a current utility bill at another address. I sure hate being the sleeping police as I find it a bit creepy.
Perhaps your residents might also feel that is creepy.....so be upfront with them. I believe these folks are living here. I can camp out and babysit you as you might be trying to break the lease or you can be an adult and police yourself. What path do you want me to pursue. --24.101.xxx.xxx |
