One of my girls got almost $5000 deposited into her bank account during the past 6ish weeks. Not a lump sum but different programs ... none of which she applied up for because she has a job she's been at for probably 16 or 17 years and earns a decent income.

All payments were automatic off programs tied to her tax return.... except the $1200. She received that because one of her children did school last year entirely cyber - so she got extra food money. She, along with almost everyone else in the school qualifies for assisted lunch - not sure of the numbers but you can earn A LOT before you don't qualify.

I really am thinking of having her apply for this federal rent money ... after all, her landlady is typing this.

Like Ray's lady, my little old guy doesn't have a covid issue. Someone in his prior apartment building was smoking and caught his place on fire. My guy had a lot of water damage since he lived directly below. Landlord told everyone to get out as they are going to remodel the entire building ... and they won't be able to afford the rent afterwards. --72.70.xxx.xxx

Every article I've seen in NYT or WAPO has focused mainly on the tenants. A lot of it seems to be glorified clickbait to generate lots of activity and argument in their "comments" section.

It would be good if someone at the Wall Street Journal did an article on what you referred to -- they probably have at least some staff members who understand this business and can write intelligently on it. --72.188.xxx.xxx

My tenant hasn’t paid since Jan and doesn’t answer phone , email , door, text, certified letters. She won’t apply for any rental assistance and the rental programs have reached out to her and she doesn’t answer. My county said as a landlord I can’t apply for assistance unless I have five or more units behind in rent and I can’t apply for the tenant. In addition, before this new CDC Moratorium extension came out today. The state allowed a 14 day pay or vacate notice for Aug- sept during what they called a bridge gap but there are stipulations such as rental assistant programs have to be in place. Not one county in our state has these rental programs officially set up where they can attest they have. It’s a huge scam to keep the tenants in the rental properties with the landlord footing the bill and the public burden on the landlord. To make it worse the county has raised property taxes last year and this year but they won’t let me raise the rent to offset it. --154.21.xx.xx

NE is on the right path.... the only hope moving forward for residential rentals is pay next to nothing for them, because that's about what they're worth, or fix them up really nice and sell to owner occupants.

JAC, I usually don't respond to you're stuff because it seems like you can't respond to someone without trash talking them, but let's just pretend you're correct that Trump did nothing right and Biden does not wrong: so what? That's not an answer or a solution to Govt intrusion into private property rights. This is bigger than your petty political ego. Yes, today you may be laughing at the people you think are fools who failed to "follow the (ever-changing) science," but where does this all end? Your property too will be impacted, if not fully confiscated at some point as this mantra of "emergency" prevails over all other considerations. And there you sit more concerned with hollering "Told ya so!" at those whom you consider your inferiors than doing anything constructive to fix the problem. I say your response is just as foolish if not more so than the responses you mock. You're failing to see the forest (unconstitutional property confiscation) for the trees (your grudge against Trump and his supporters).

Note: I was never a "Trumper"... like all politicians, he had some good and some bad. He started the moratoriums, which was bad. Biden is extending it thru pressure and influence....still bad. In the words of Shakespeare: "It matters not: ALL are punished!"

Anyway...as I said in a response to an earlier post: this is why I'm not expanding any more into residential rentals. I've been going into commercial and intend to stay that way for the foreseeable future. Keeping my residential inventory for now...at least our judges still believe in private property rights and are insisting the tenants fully qualify under ALL CRITERIA to receive CDC protection. I haven't checked yet, but as long as they haven't updated those criteria, there are a couple that are only going to apply to a select few. The rest of the deadbeats we should be free to evict, if your judges aren't interpreting the language of the moratorium from the bench to mean "no one gets evicted, period."

Living in a state that believes in rule of law and private property has been a blessing during this time. If you're not in one now....I highly recommend selling and redeploying capital to a new state / new category of investment.

sorry, this reiterates the need to carefully screen for tenants that have recession proof jobs or military retirement or executive level gigs. folks that wait tables or cut hair or such are notorious tenant risks anyway...this last year walloped THEM and then US, or those of US that don't screen. i've received all rents due and my only concern will be going ahead. my new screening will include proof of 18 months of timely rent paid along with a copy of their lease. if they have any whiny excuses i will simply decline them for some permissible reason like stink credit, insufficient income...whatever.

those advising that we can access rent reimbursement [JAC] need to look at the details of those plans. going off of vague recollection, one they floated in california that i paid any attention to had a condition that BACK rents were to be paid back over some kooky time period like 5 years and no collection action could be taken. anyone taking book on the likelihood of seeing those back rents?

the upshot of this is going to be GREATLY EXPANDED SCREENING BY THE LANDLORDS THAT ARE BEING SHANKED and a karmic comeback for those doing the shanking. of course some landlords will not learn the many lessons we are having delivered by the states and fed's and those get what they ask for and deserve.
