Has anyone seen a gunshot effect on a double pane window? My tenant showed by a diagonal crack in the upstairs kitchen window today from the outside. It went from top left to lower right and at the bottom right was pushed in area shaped like a long diamond and I could see the glass fragments pushed in. I have to ask them to look for a bee bee or something on the grass. This is the rental where the tenant brought in two pitbulls that bark and push my chain link fence in when the two little dogs or small great grandchildren come out. I could not get a wood fence to put over the top but I got a crew to come out and reinforce the chain link with more piping at the bottom and also more ties to the top rail.

Tenant there has not followed his landlords instructions to pay for a gate to that yard and there is still only a piece of green fence there. Animal control ordered them to be out with the dogs and keep the aggressive one on a leash when it is out. However I have three witnesses who say they just let the one out alone with no "gate" closing and one of them is myself.

The other issue there is heavy pot smoke smell like skunk urine. So the upstairs tenant has yelled out that kitchen window at the tenant across the driveway as he sits in that window with heavy mj smoke pouring out. One tenant has a medical card but four others are there smoking it. It' looks like maybe the second floor kid shot the window.

Can anyone describe a shot cracked double pane window? Is this what I have? We also had a bad storm, tornado in some partsof the town, but there was no debris flying around or hail in this area. Thanks for any help. --108.24.xx.xx

Often some tenants are involved in the illegal drug trade where it is not uncommon here that often leads to a shooting where injured or killed. I remember when evicted one of the tenants of the five rental unit decided they were not going to pay rent. First one out of five the sheriff came then the locks were changed then out completely. The other four rental units they decided they did not want to meet the sheriff. Often seen a person come into the building with two vicious dogs where more then likely they had a illegal hand gun. In out of the building in about 5 minutes which was enough time to do the illegal drug transaction. It is not only rent arrears where the funds should have used to pay rent are used to buy illegal drugs from thugs. Indirectly the illegal drug trade is being supported by long time it takes to evict. --99.236.xxx.xxx

Well, mine looked like a bullet-size hole with spider legs all around it. I don't think single vs double pane makes a difference - except the cost to prepare / replace.

I suppose if the bullet was going slower, from farther away, it might just crack it.

I had a property that windows were being shot at by hi-powered BB-guns. Trash was being dumped on the front lawn. The tenants cars were being vandalized. None of the neighbors would clue me in as to the possible reasons. So I had to investigate and find out "What was really going on"?

As it turned out, my tenant's wife had a job as a personal assistant. When her boss would come into town, she'd deposit her "tiny dog, good for nothing except barking non-stop" in the apartment. So about once a week the dog was in a front second story apartment unsupervised barking up a storm.

No one called. No one sent me a text message. No emails. Nothing, my information was posted on the property above the mailboxes in the lobby of the building. Everyone knew who I was, I've owned/worked at the property for almost 20 years when this was happening.

So I sent a bill for the damage to my tenants. Then 30 days later forward the bill the the boss/dog owner.

I finally had to send another copy of the bill to the insurance company of the boss's house. They got a big laugh about it, "Shots from a BB-gun due to a dog being placed in an employee's apartment unsupervised for hours at a time, 7PM to 4AM". I won my case in small claims court. Not just for the replacement glass but also the labor to install it, being a licensed contractor I'm entitled to be paid for my time". --47.155.xx.xxx

I've had the dubious pleasure of having windows shot at my buildings on several occasions.

BB's from kids guns usually will only penetrate one side of a double pane window. Also BB's usually create a small entry hole about 1/8" in diameter with a larger chunk, maybe 1/2 inch out the back side (what you see looking out) with or without spider cracks.

Pellet guns or high powered air guns will put holes in both sides and could trigger a shatter depending on the glass.

Bullets will always pass through and be found in a wall or person somewhere.

The cheap fix is stick some clear silicone in the hole if it's small. Otherwise depending on construction you can replace just the outter pane. But it is a pita.

Things are rapidly sliding downhill in my town and someone shot a whole line of paintballs down the side of my shop. I think it was just kids driving by and not targeted, but we didn't find any other buildings in the area hit.

Luckily the stuff washed right off. We are going to repaint in the fall and I'm going to put that anti-graffiti paint on the side and back. I am really at my wits end on defending my property from the local hooligans.

Ltd. you are describing what I have here so it's a punched in area on the outside of window but it didn't exit into the second pane inside. I really need to go upstairs to look at it. Could also be a rock I guess by the size of the punched in area which is about 2 inches by 1 inch diamond shape at end of diagonal crack. Being it's on the second floor it had to be a projectile.

So Vee, tenant doesn't have renters insurance and not at fault for a crime. I will search for the "rock" or whatever, tomorrow, and then call police. It could have been a random hail stone because a tornado passed a few blocks from here this week but no one saw any hail stones. It's from the outside so tenant not at fault. The diamond shape punched in piece is at the bottom right corner of the window.

Tenant says I can take my time since it's not an emergency. Gee thanks. --108.24.xx.xx

Jim, it's a second floor outside pane with a pushed in area and a crack across the diagonal. I FIGURED OUT THAT IT'S A PROJECTILE THAT MADE IT NOT THE TENANT. I just called a glass shop and they will replace the damaged section and I also have one there where the gas has gone out and it's fogged on the inside. So it will be $478 or the two windows. They measure and order it from somewhere and then install it. Tech will be out on Thursday and I hope he can tell me what did this. Forensic glass auditor needed. --108.24.xx.xx

I used to work with glass.

I don't know about larger caliber bullets but I would expect a roundish shaped hole plus the shattering.

A long single crack is from stress.

I expect you'll find a projectile inside the room.

My lease is clear: Res is responsible for all glass breakage and repair. Management is not responsible to determine who or what caused the damage.

I have seen several small holes on the outside (the "entry wound") with a conical piece missing on the inside of the pane (the "exit wound"). I have also seen small holes through and through, which I think are bb "wounds".

I have not seen many shattered glass panes -- I do not know if shattering would be from a slow projectile or a fast one.

I don't recall any double pane bullet holes.

Brad, double pane window on second floor lower window. Diagonal crack top left to bottom right. At bottom right end of crack is a diamond shaped pushed in area about two inches long along the crack by an inch wide. Its the outside portion of the double pane and no damage inside. I did not find a projectile today but there are a lot of small stones out there. --108.24.xx.xx

So the window guy came yesterday. The cracked window has a "clamshell" blown out of it where it was struck. He said this was a low speed hit to the window. Tenant let me know that the window was fine before the tornado went over the town last week. It did not touch down in my area but I guess it may have tossed a few hailstones around. Tenants went to the basement. Said it was very dark in the area. Seven tornadoes touched down in NJ which is very rare for here and all low numbers on the EF scale. In other parts of NJ they did take down trees and one destroyed a car showroom just across the river in PA. --108.24.xx.xx
