Some confusion. The "Eviction Moratorium" has been extended for HOMEOWNERS in danger of foreclosure, not rent/tenant moratorium. That expired July 31 when it was blocked from extension. So it looks like states that can evict, will be starting filing now. California isn't one of them. We are going until Sept 30, 2021 unless possibly we manage to recall our Gov and the new guy reverses things. --72.207.xx.xxx |

In addition, Landlords must now give a 15 day notice instead of the usual 3 day AND the tenants can request a 60 day extension if they lost a job due to Covid reasons. Won't be evicting anyone anytime soon if all that goes as planned. --72.207.xx.xxx |

Sorta, Newsom did not extend the moratorium. The Legislature did. And they did so with a bipartisan veto proof majority.
A new governor cannot “reverse” statute. Only the Legislature or the courts can effectively do that.
And for the record, I don’t like or support Newsom.

I owe a small fee to my State for a property that I refused to pay. Each month tenants there are using the Pandemic as an excuse even though they collect unemployment, larger than their normal salary. The State has begun threating me if I don't pay the past due "fee's"!
At $6,000 a month in unpaid rent that can never be collected, the tenants are judgement proof (either on Social Security, a Housing Program or paid under the table in cash).
I want to see the ax fall on my unpaid fee's vs $100,000 of unpaid rents due to their one sided regulations. --47.155.xx.xxx |

Homes through both Freddie and Fannie are starting to trickle through the system in my county. Interestingly enough, instead of being the typical 90% tier one entry level houses, the last sheriff sale was evenly split in terms of numbers between entry level homes and tier two, tier three and even a mega mansion on the lake.
