Dear landlords, so I decided to give my pita tenant a 30 day lease termination. He has been there over 18 months ( his application stated he would be 6 months) with his SO who is a pitbull and has been rude to me in the past. Tenants Had a number of other issues, including constant late rent, leaving trash around, tampering with smoke alarm. I also suspect the natural gas account was not properly transfered in his name (bills are still coming under prior tenant name who apparently did not cancel service). Now, I had enough and want to refurbish the space and re-let to more credit worthy applicant. He is asking me to meet with them in person to discuss but I told him not much to discuss. I did tell him I would give a full security deposit and good landlord reference. Do you think he looking for a sweeter offer? How should I respond when upset tenants ask to meet in person? --174.192.x.xx

No good comes from meeting them in person,they want to influence you to what they want,it is harder to say no in person and a waste of your time.

Do not promise security deposit. You have no idea what damage is there or what they will do.

Why meet in person "? Why not to keep the communication via email, text, ?? Anyways that you do not need to meet him in person, and if you are meeting him in person, please with someone or 2 big males on your side, if you can have a camera recording everything, will be perfect!

Thanks for advice. My tenant sent a text acknowledging my notice to quit so that is good for me if needed in court. He said I was only giving him "32" days and that deserves an in-person"conversation". To which I replied " It's not personal and this is what we both signed and I am following the contract agreement for proper notice (30 days). No response as of yet. No Zen, I don't want meeting, I have had issues in past (set up by tenants, attacked, etc). MC, the security deposit is not promised, only that it will be returned in full if apartment left in original condition. I will send a cleaning checklist next week. Right now, the notice and just glad he has acknowledged it.

Aldo does the teaching, you have to hold the reigns and steer the horses, use coffee as needed. If you have a safety situation get police reports and proceed - not a covid thing...

that is funny Vee, I just bought two large containers of maxwell cofee house to stock up on! Ray, I understand the art of negotiating, but at this point, I agree distance is best. They have been served, and it has been acknolwed. Now, don't get me wrong. This is a C-/D property location. The class of applicants pool will be tough but I do feel I can find a more qualified replacement. Thanks for all your great feedback as always. Stay safe!

One of the things that I verify and make sure of, the day of lease signing, is that they have had the utilities transferred in there name. It would be best, especially now, to make new tenant prospects to provide proof of verifiable last twelve months rent paid on time.
