Tonia ( RI ) I was thinking that the owner of a C/D rental could cater to recently evicted deadbeats and make a profit. Say you have a stripped down no frills rental as described in the Section Eight Bibles. Minimize things for the livestock to destroy. Charge the max security deposit allowed and rent month to month only. Charge very high rents to allow for evictions and more moratoriums. The deadbeats can either pay you or the long term motel. It should work, providing you never forget you are dealing with trash and parasites who ripped off the previous landlord. Think of it as the rental version of a buy here pay here used car lot. Not for the faint of heart. I would not bother at my age. Might be OK for a young person. About the only way to take a risk with C or D class tenants is to have all utilities in the Ts name. I have a C class fourplex and it saves your sanity during the neverending moratorium to have no utility bills for water or electric or gas in your name.
