I submitted a LOI to purchase a Pizza Hut located between a Walmart and an Aldi Grocery Store, not far from a Interstate. This will be my next NNN target.
I'll keep you all posted on how well the transaction shapes up. There isn't much time left on the lease so my bank isn't going to be too happy, but I can always partner up with my own IRA on this deal

This is not an out parcel so there is no land lease to worry about.
There is an Arby's, Wendy's and Dominos all within eye shot of this place. These folks have been here for 18 years and just spent six figures on the exterior remodel three years ago.
I suppose - yes they can move out.
I can also hit the lottery tonight too. The rental rate is only $3,000/ month and since you are next to Wal Mart......maybe it is time someone consider a valid replacement.

Great job Ray! Hope you get it. Pizza Hut can be hit or miss, I've seen a lot go under. But a REALLY good pizza place and good marketing can make you RICH!
When I lived in CA some friends opened a pizza place in a tiny open air place that I made the donuts for when I was like 12 years old. They made millions! Last I heard they had a half dozen locations.

2020 happened and restaurants - especially dine in places got beat up badly.
I love this location, as it is located exactly in the right spot.....only downsize, it is about eight hours away from me.
People buy NNN places because they are hands off and typically have long term leases. This person has milked this for 18 years and now has only two years left on the contract. So I save go get another contract.
What do you suppose is going to happen in the NNN world to the lower end properties if a price cap is slapped on 1031 exchanges? I am hoping not that many folks are thinking about that --24.101.xxx.xxx |

At The pizza hut by by me the parking lot is always empty sometimes it doesn't even seem like the employees are there. Can't believe their delivery business is covering the rent.
A ruby Tuesday w 4 or 5 yrs left on lease is selling for 1.9M. It's a tiny parcel next to a grocery chain n HD. Nothing I'd put funds toward if I had them. --24.194.xxx.xxx |
