Its written in the lease upon vacating that they hire one company specified and approved by us. 98% of the tenants dont have issue. Every now and then someone does and insists on using their own methods of cleaning the carpet. I really would rather they just forget about it and the cleaning gets deducted after vacating, cleaning company supervised by me. Besides the obvious that it is difficult to clean unless completely vacated. Finally had to tell exiting tenant, that unknown company X was not authorized to enter my property and do any work not authorized by me. I called unknown company and warned them they did not have my written consent to perform any work on my property. The single fly by night sole owner argued with me profusely. I informed him if he steps one foot on property, the police would be called.

Carpet cleaning is permitted as it is the removal of dirt, placed by tenant. Thinking now of changing lease terms that "owner will have carpets cleaned and costs deducted from S. deposit after keys returned". Do you guys have this lease term and how do you deal with carpet cleaning?

ANOTHER reason to go carpet-free. Carpet os a HUGE management and argument problem.

Back when I had carpet I had to get away from “We used my Auntie’s Green Machine”. Carpets looked untouched. For court I had my guy clean the carpets but leave a square untouched, very dirty, for a photo.

My lease is clear: Res is responsible to have carpets professionally cleaned at exit by Management’s designated cleaner only. Cleaning by any other company or person is not acceptable. Do not risk damaging several thousand dollars of carpet with rental shampoo equipment and chemicals and still have to pay for the designated cleaner company.

Res may contact the designated cleaner and prepay to take advantage of any promotional offers. If so, provide the receipt to Management.

Get rid of carpet. Life’s too short to be bogged down with such issues.

I'm in the process of getting rid of carpets as they age. I don't think any of my exiting tenants would call or pay for a company to come clean the carpets when they leave. I would think with the Massachusetts judges who write "broom" clean would expect carpet cleaning to be the cost of business. --71.184.xxx.xx

We tell tenants that they can not have them done as we will contact our people that we have a contract with and it will come out of their deposit.

If they balk, I tell them that our insurance company makes us have certain forms from people working at our property and if they do not have those forms (small guys dont) then they are not authorized.

If it is in the lease then it seems to me they can have a company come clean however your cleaner will be in after vacant to do the agreed job using whatever enzymes are needed, only once did I get into a carpet issue like this, tenant claimed they would take me to court and they did, we took a few photos of the authorized cleaner water tank and they lost, but still it is a hassle and time drainer to deal with carpet. Much like changing diapers for some kids from down the street you only see 3 times a year. --23.125.xxx.xx

When I had apartments we converted the 1st floor units to tile as the carpet wore out. It solved so many issues. Upstairs we couldn't use tile due to noise transfer.

I never had much success with requiring tenants to plan and pay for carpet cleaning. I can't recall any time that I did not have to go back and redo it myself. Luckily at the peak of my rental adventure I only had 8 upstairs units to deal with. And with the 4 plex it was only two units.

When I switched to senior living we didn't really have any carpet issues. We started charging a $100 carpet cleaning fee on move-in which covered a full shampooing and general cleaning. It wasn't realistic to expect 75 year old folks to deal with stuff like that.

Depending on your state you may not be able to charge a non-refundable fee. If you take it out of the deposit you are limiting yourself on other damage.

We did an annual carpet cleaning as part of their rental. We are talking 1-2 bdrms so it was like an hour's work. We bought a good, heated carpet cleaner and did it ourselves. If the carpet was showing wear we'd run the cleaner down the traffic areas during our 6 month maintenance.

Frankly, after I switched to 62 plus I didn't particularly have any tenant or damage problems. I should have done it to start, instead of having to learn things the hard way. --47.216.xx.xxx

Plenty, in our lease as well. Dirt in carpets is not a maintenance, nor wear and tear issue. I explained to spouse if an unauthorized company came on our property and did damage we would have little options of getting damage costs.I think the bigger issue here is tenants not being permitted to have unauthorized contractors on our property, hired by tenants. In my case it appears they tried to do some rooms and areas with rented machine. They also had pets. So half done and the fact that pet lived there makes their efforts fruit less. Anyway my guy came day before new move in. Cost me $375 but lease states charge us $400. So all worked out. Goin in as we review the lease its all spelled out and the cost. The next lease reads $500 charge if they dont call my vendor and take care if it themselves. The more they save the more the incentive or the more deducted from deposit! --172.58.xx.xxx

We only have a few places left that have carpet in the bedroom only.

I have in my lease

"Carpets are professional cleaned. The Management will hire and deduct the billed amount from the deposit. "

I have the same in my move out letter.
