Tenant just texted that washer is : "Leaving a nasty film at the top of the clothes. It's weird." and "leaving this weird sticky residue - a lot of it, at the top water line". Any ideas? --71.246.xxx.xxx

I would say they aren't following the directions on the detergent. They need to change brands and before they run another load they need to thoroughly clean the machine and all of the soap dispensers. I would maybe run hot water through it with some white vinegar.

Something on or in the clothing that is being washed. Water comes in the hose line like any other tap water. So it is their detergent or their detergent could be reacting with the water. Is it well water by any chance? Or someone in the building is messing with tenant. In one of my four units, one tenant was stealing liquid detergent. So the other tenants filled the detergent bottle with bleach and the next time he stole it his clothes got bleached. Could be that. --108.24.xx.xx

You might check their laundry area and see what they are using to clean the clothes. Mechanics and construction workers have totally greasy clothes and using HOT water is the only way to clean everything. See if they are washing in cold water to save money. One group of tenants were using the cheapest powdered detergent (I specify only liquid or pods because of the sewer sump pump) and when they left, it took hours to manually scrape the caked on residue off the inside of the washer. It might even have been responsible for clogging the pump a few times since it really didn't dissolve well. Sometimes cheap isn't the best way to go. --72.207.xx.xxx

Ugh. I learned a while back to always run the washer thoroughly between tenants. The things that you find out...

But never the sticky film thing at a rental. It does sound like someone washed oil/greasy stuff, though.
