I'm going to take a vacation here in a couple weeks for about 10 days. I'm going to ask either a fellow landlord or a realtor to be available to handle any issues that come up in my absence. Basically I will give them a master key and codes to get in if they need to. I will field calls from the tenants and then forward to them for follow up. They're really shouldn't be much happening over that period. I was thinking about paying $250 to $350 just simply to be available and if something came up, reimburse them for mileage if they had to run to the property for any reason. If it's a fellow landlord I would offer a reciprocal agreement. Likely he/she would prefer to not have to worry with rentals when they are out of town over being paid.

No, unless it's a friend doing you a favor, it would be totally unreasonable if anything actually requires time on their part.
You will be telling them the $250-$350 was just for being available. But you really are planning that it will be used to compensate them if they need to spend time. Unless you clarify that to them in advance and they agree to it, that person will feel taken advantage of.
Since you don't expect much to happen, you should have no objection to fairly compensate somebody if something does happen. Offering to pay somebody based on nothing happening when something does go wrong will absolutely create an impression you will not want them to have about you.

Having the person be available, is the same, in any business, to "be on call". It is an inconvenience for them, whether an issue occurs or not.
I believe $25.00 per day is a reasonable amount to pay. If an issue occurs and the person uses their time and or mileage they should be compensated more.
It is a small amount to pay to have peace of mind. The person you leave in charge will be more agreeable to "work" for you again if they are happy. I do not believe in taking advantage of another person and if you do not pay them, that is what you would be doing. --67.22.x.xx |

If it is a fellow landlord, and you cover for them when they go out of town, a nice bottle of liquor or a nice case of beer.
If it is not a landlord, or a landlord who you don’t trade favors with, pay them 10% of the rent (prorated for the number of days they are covering for you). They are filling in as property manager, so, pay them property manager pay.
Pay them well and enjoy your time away from the business.

I like your idea of paying. Like SID said, make sure expectations are clear and the payment is clear.
Trading is a good idea but is undefined and could easily lead to misunderstandings. I don't like to "owe" anyone, even simple favors.
I prefer to "over deliver" so if anything, they owe ME a favor!
Payment ends the commitment on a positive note.

If the LL you are doing this with is a bout the same size, I would agree to look after their places. A local LL loves his cruises and I have had pretty much free rein of solid judgement while he was gone.
Worse thing to happen was I had to pay a bill quickly so it wasn't getting shut off in three days, but that was about $100 and went back the tenant who did a midnight move a couple of weeks earlier. --24.101.xxx.xxx |
