I am EXHAUSTED with the daily calls and text from folks who 'want to buy my properties". I don't mine the letters, i stand over the trash can when I open mail from the business address. But the calls/texts ,over 15 a day, are vey disruptive.

FYI...all my properties ARE NOT associated with my home address, but my business address. I strongly suspect that one of the local RE investment groups that I gave my phone numbers to sells landlord contact info.

Of course I block the calls as they come in, but it is daily stream of new numbers. I am quite rude when they call & I did purchase a whistle to blow in their ear when they call. But still I need the non stop interruptions to stop. Ideas...I know i may be asking the wrong crowd.

I hate them too. I was getting tons of texts about this.

Android used to have a phrase blocking feature, so I entered words like "house", "property" and the street name of my houses as blocked phrases so these texts went into my trash folder automatically. But then unfortunately Android got rid of phrase blocking a year or two ago. So back to the same problem.

Following. We get the same calls and mail. I suspect ours comes from folks getting a list of property from the courthouse real estate records where the property address is different from the owners' address.

Hubby always asks to be taken off their list (which doesn't really seem to help). Then he tells them they're welcome to buy the property for $150,000 over assessment (most of our properties are assessed at $150,000 to $225,000). That usually gets them off the phone quickly. But there's always tons more calling the next day. --108.4.xxx.x

If have a smart cell phone then can block calls without caller id or block calls then when they call the cell phone number is blocked. Most jurisdictions there are very few houses for sale as here withing a week or a month a house is sold with bids above asking price. Bought a shredder chipper where was cleaning up yard where the person who lives down the street complained about the noise as a shredder chipper motor is very loud. He came by my house where gave me a low ball offer where no way. Now you can not buy a townhouse here for less then $600,000 dollars where the average price on this street is $750,000 and above where further south in the GTA everything is a million plus. Here there was no restrictions on immigration where more people along with the same number of houses and condominiums. The person down the road flips houses where he was angry that I refused the low ball offer of 550 where I told at that time I was going to be renovating house where he sees that. Selling apartment buildings where there was low ball offers I simply refused. --99.236.xxx.xxx

Like you, I had a real estate groups at one of those large mega realtors constant harass me about selling any of my apartment properties. It would not stop! So I got a hold of the principal Brokers home phone number and reciprocated in kind. Speaking to one's wife I wanted to set up a play date at the lock gun club to do target practicing with their six year old and my 9 year old. This didn't go off too well and the managing partner gave me a call back! If they would finally put my on their do-not-call-list, I'd refrain from my payback! It's amazing. Calling their offices did nothing over the past 10 years. But one call to their home, magic. --47.155.xx.xxx

I get a lot of calls and I realized that it's because a woman's name is on the properties. No other common factor. So the other day I told a guy it's not for sale and he asked me how much equity I had in it. I just hung up. There was a bad looking property down the street so I told one of the callers about it. It was a FSBO and no takers. Caller thanked me and now it's all fixed up and lived in. So you can do that. If you have an address of a bad house, give it to them and improve your neighborhood. --108.24.xx.xx

If I don't recognize a number it goes to vm. You have to realize that picking up the call verifies you are a valid number. The #of casks you will receive increases. It's a numbers game for them, and they can sell your info to others. Never answer the phone if you don't know the number unless you're expecting a call from your Dr. --172.58.xx.xxx

I'm paying an extra $2.99 a month for "call blocking" from Sprint. It does tag calls as "potential spam" and outright blocks some of them.

It's not perfect and a lot still get through, but it's an improvement. Unfortunately it only works on calls not texts. --72.188.xxx.xxx

I had what I thought might be an idea worth trying.

I answer and engage the caller in as lengthy a conversation as possible making them think at least at the beginning that I am a prospect for whatever junk they are calling about.

My reasoning was that if I use up what I assumed was most valuable to them, THEIR TIME, that they would realize it would be a mistake to call back since they would be spending time with me that they could have spent talking to a real prospect.

For whatever reason, it didn't seem to work, the calls just kept coming in from the same people.

I just went back to sending the calls to the "call reject list" so it would not ring when they call.

Our home phone is with Verizon, and they have a feature where you can log in and block certain numbers. It works well for legitimate businesses like realtors, crappy for spoofed robocalls.

My 91YO MIL got a call today from a realtor. Really wrong number, as she lives in a retirement community where one does not own the place. (Try as we may, we cannot get her to stop answering the phone if she doesn't recognize the number. Then she complains. Ugh.) --108.2.xx.xxx

I don't know why anyone would be rude. The folks are just trying to earn living.

Some options -

say "not for sale" and hang up;

don't answer and don't respond to the message;

every so often if I'm feeling in the mood I engage in the conversation and when they ask about a price I tell them to do their research and send me a written offer. I never have received one. I also tell them an outrageous number on my farm because it is not for sale at any price.

Received a new type letter last week on a wood lot. Not for sale but I had been wondering about what it would be worth. The letter said I'd receive $21,??? within either seven or ten days of responding so I figure (based on nothing but my rambling thoughts) it's worth three to four times their offer. Maybe so but they are earning their living by being rude to people and, possibly with the exception of licensed real estate agents, they are earning their living by cheating and stealing from people.

In most cases I have no doubt the list removal button to press simply notifies them that it is a real person answering so they will call back or sell your number to some other clown. That dishonesty opens the door for being rude to them.

These calls are probably assistants paid by different investors, so being rude or telling them to remove your number will only slow down ONE caller.

No need to be rude to anyone. Don’t stoop so low. “No thank you” (click) works just fine.

Again, we don’t answer unless it’s someone in my phone’s contact list.

This is a price of success in RE - people want what you have.

Thank you Brad and Sisco and others along the way. One thing I've learned anything from this group that has saved my sanity through "the COVID years" and beyond, all calls go to voicemail.

i recently engaged one of these guys and asked how much he thought my property was worth. he came up with a stupid number and i told him id pay twice that for one's like mine
