My tenant emailed me that the washer didn’t spin. So I gave him the repair company’s contact, but he called another company. That company said the main control board needs to be replaced , then I told them to order that part. When the part came, the washer still didn’t work. They said it needed another part which was transmission and clutch, then I told them to order it, but when it came, it wasn’t the one they ordered. Since the technician was there, he took apart the washer and said transmission and clutch looks fine but the belt was tangled and therefore the washer was not turning. The technician called and said there were 21 socks in the belt. My renter didn’t mentioned anything about it. After changing the belt and motor control assembly , the washer worked. The bill was $675. Since it took time for the company to find part, order and deliver the parts so the renter charged me $150 for 6 weeks of doing laundry outside. In this case am I responsible for all these expenses? --184.22.xxx.xx

I am sure someone smarter than me will give you better advice but it sounds like your renter is in charge.

I would suggest that you don't include a washer and dryer in your unit for the very reason you are posting. Let them bring their own or use a laundromat. Even better if the unit has them in it, sell them the W/D and then all repair bills are on them.

When repairing appliances you need to find a guy you can trust. For $650 you could have bought a new washing machine or even better, gotten a lightly used one from a used appliance store. Facebook market place has washer or dryers for $200.

You are not responsible for your tenant's washing bill. They don't charge you. You charge them. You made a good faith effort to fix an appliance and are not responsible for the down time. Depending on what your lease says, the appliances are provided in working condition and any repairs are on the tenant so you'd be charging the tenant $675 to return the washer to it's original working condition. Now in practice for me, I'll fix the appliance or replace on my dime if I don't think it is the tenant's fault.

Now next time you have a tenant turn over, remove the washer and dryer and only have the appliances necessary for your market. I have a stove, frig, and a dishwasher. If you can get away with it, I'd eliminate the dishwasher. I had one unit with an over the stove microwave and it broke. I replaced it on my dime because it was old and I don't think the tenant actually did anything to break it. but if you can reasonably not have a microwave, I'd eliminate that too.

My lease says this:

Appliances: The appliances in the premises are provided at no additional cost and are considered “loaners” to be repaired and maintained by the Tenant. The Tenant may not remove such appliances without written approval from Management. The use of gasoline stoves or other similar fuel burning appliances using highly flammable liquids and the use of portable kerosene, butane or propane stoves or other similar portable fuel burning appliances for cooking is prohibited by law and by this agreement. Dishwashers, fireplaces, garbage disposals, electronic air filters, water softeners, garage doors, door openers, refrigerators, and any other appliance or fixture are not warranted by Landlord and Tenant will be responsible for all maintenance and repair of these items including the loss of any food. If the Tenant wishes to use their own appliances, they may request that the owner’s appliances be removed from the premises. Unless the state law says you MUST supply certain appliances, don't supply any.

I keep my rents a little below market because I don't supply any appliances. If the tenant wants any they are free to supply their own. I recommend used appliance stores or Habitat Restore or a thrift store.

In the past, I had several appliances stolen, plus they typically don't take care of them. If you get them back at all they are filthy and often broken. A typical bad tenant says "it broke so I got rid of it for you as a favor and got another one for you. By the way, you owe me $xxx for the one I got for you". Of course, they sold your nice one and got a $50 special at a garage sale but want you to pay them $300 for it.With cheap appliances like that they just walk away from them and pull the same scam on the next landlord if they can. Sounds like you got taken to the cleaners. When a technician tells you the washer needed an electronic control board, and that didn't fix the washer. Then they said it was a transmission and clutch, and then a belt! It's obvious they are taking advantage of you. They should put back the old control board and give you a refund.

If you lease provides a washing machine and it took more than a week to fix, then your tenants deserve a credit for diminished service, no working washer. --47.155.xx.xxx

I disagree that the tenant deserves a credit. Isn't your lease worded to say the washer /dryer is provided as a convenience?

And what about the fact that the tenant called a different company? Besides a week seems like a reasonable amount of time for a repair. By me they only service my area once a week. Took six weeks to fix a washer once.

Maybe I read something wrong. The tenant wants six weeks worth of laundry costs since the washer was broken for an six weeks. The average family may do laundry about 4 to 6 loads per week. So 5 x 6 weeks is 30 washes and 30 dry cycles. That comes to around $120. So for a tenant to want around $150, isn't too unreasonable.

Because the tenant called a different company that was not good, lied to you and misdiagnosed the problem and cost you $675, I would NOT give them $150 and when they leave, deduct the rest from their security deposit! My advice to you is to never let a tenant tell you what needs to be fixed and how it needs to be fixed and do not allow tenants to chose the repairman or tell the repairman what needs to be done.

I'd send back a note to the tenant saying the machine wasn't working because their socks had tangled up the belt and they are responsible for causing the repair.

Tenants don't understand why things are broken or what to do to fix them and as soon as something isn't working right, their idea of a fix is to get a brand new one.

I would refer the invoice and other expenses to the renter insurance policy for payment, you have experienced a loss based on tenant negligence (unless those are your socks tangled into the moving parts of the machine), then outside laundry expenses which no manager/landlord/housing provider/owner would pay since 1975... --76.188.xxx.xxx

My advice is to reach out for advice sooner. This is too far gone at this point.

A used washing machine is maybe a hundred bucks. (That is what I've been selling off my extras for lately).

This whole episode should not have cost more than $150 dollars.

We would have asked you to contact a handyman for assistance.

Anyone can figure out that the mechanical parts on a washing machine are not in order. That first tech should have known to check the belt. Easy --108.28.xx.xxx

That amount of money could easily bought a new washing machine. What is common when a washing is provided is constant overloading which damages washing machine. Thank you for all comments. I have a stackable washer and dryer which I bought 4-5 years ago. In the lease contract it said I provide the appliance and it’s my responsibility to fix it unless it is renter’s negligence. It was just a whatsapp call from the company staff saying 21 socks tangled in the belt so I can just refer this message to my tenant for his responsibility, it’s ok right? --184.22.xxx.xx
