This is in response to Dino's post earlier, "Pre-Screen form". Below is a link to a sanitized copy of my pre-screening form.

Feel free to go through it and fill it out. If you provide a valid email address, you'll see the automation in work. If you don't meet my minimum criteria, you'll receive a rejection email immediately (from one of my throw away accounts, not the address my actual screening emails originate from).

The fewer occupants/animals that you specify on the form, the quicker it is to fill out.

I did not submit but went through to end.

I never really gave much thought to Google forms. More powerful than I realized.

Much to reconsider. Would have never thought I would be tempted to revise my general approach.

Of course, I probably have many fewer units which allows me to be much more personally involved in each step. I can see how many would consider your technique essential.

Still, I might implement a simpler version to give it a trial run.

Of course you can ask for total number of occupants and then how many are 18 and over. How else are you going to know how many adults will be on the lease.

I got the email, rejected for low (250 month) income - how can a housing provider that is not getting rent payments get into one of these places?

1) Did you have to write actual code to validate the responses, or does Google Docs provide a way of doing this without having to code?

J, the form is just a Google form. They’re free to make and you don’t need to pay anything to keep it live. The data validation is pretty easy to set up inside of the form itself. I have a large portion of my pre-screening automated, but I haven’t bothered to automatically reject based on breeds yet.

Dern 6x, you need to slow down a bit. That's quite a child/pit bull variety you have. I guess they can entertain one another though. Quite a few interesting responses from you all here! Ha

6, It shows that I sent you two separate rejection emails. It screens in a certain order with income being the first item rejected for. Then it looks at everything else.
