Month-to-month leases for humble 1920's-1950's houses rented to fast food and factories -type tenants. Also in TX, we can't garnish for a broken lease, so that's a factor as well. --137.118.xx.xxx |

Ran into a prop mgmt co that is doing a one year lease with 3 month term auto renewing for 3 more 3 month terms (similar to DJ above). So it would be a l yr lease total for $X but if the tenant isn't working out then it wouldn't be renewed for the next 3 month period. First time I had ever heard that strategy. --104.0.xx.xx |

A three year lease would really suck if you made a mistake/ got tricked and put an unpleasant tenant in there.
My preference is a month to month, but since I moved to Idaho, I have started using one year leases with a big painful early lease intermission fee because so many people are moving here from out of the area and trying to rent a place just long enough to get a look around and buy a house. They have no reluctance to lie about how long they intend to rent.

I am in the part of NE Ohio where lead testing is going to raise tenant rent about 75bux a month thanx to city staff that fails to recognize lead is a wide spread problem, I have converted my own places to VRBO with 4 to 9 day furnished packages, in OH it has never made sense to have a lease beyond 12 months, OH5321 has the manager/owner paying for everything. --76.188.xxx.xxx |

I do year leases that then convert to month to month tenancy. However some renters don't like after getting settled they get hit with a major rent increase. So I propose the following: If a tenant pays their rent on time for the 1st year and keeps the rental in great condition, there will be no rent increase during their second year. --47.155.xx.xxx |

Turnover is the enemy of us housing providers. The big apt associations say the average turnover costs over $3100.
We only do yearly, automatically renew with a 2.9% Cost of Living increase.
(When signing the lease and we read aloud the automatic increase the new res always says “Oh good, I can live with that!)
We bring in THOUSAND$$$ each year in ELT fees when people leave mid lease. MTM would greatly reduce my income and FREEDOM!!!
For a short time during the moratoriums we did monthly to be able to evict based on the end of a month. Back to yearly now.
New...My lease is clear: in the event the govt declares an Emergency or Eviction Moratorium, Management has the option to convert this lease to MTM.

Have always had 1 year leases; during COVID it served me well as everyone stayed put and paid. I seldom raise rents the second year if a tenant as Robt J's reasons.
If someone terminates early, I try to have the newbie agree to take over their lease, and sign for a year beyond that.

With the Covid scare over - I would ask you what month YOU want a vacancy to occur. Is there a month that is easier to fill units in than others?
If there is, maybe you should have a 17 month lease instead of 12 month. Or maybe only a 9 month lease .......

I've wanted to have them come due around the end of FEB or MAR for rather selfish reasons. To get them turned over and have my summers...has not worked out too well. Those with shorter leases, didn't renew (so I hate re renting sooo soon) and longer ones they baulk at. ::shrug:: no win. But I do prefer year leases with ELT clause. --69.160.xxx.xxx |
