State Specific Question About: CALIFORNIA (CA)

I have some duplexes. They have combined water lines. Meaning I pay the water because they do not have separate meters. Does anyone know of a product I can use that will let me know the separate water usage of each tenant. I looked into adding a meter with the city. The price is outrageous and they dont want to do it. --99.190.xxx.xx

We used this at one of our duplexes; helps keep an eye on things, however in the town the duplexes are in, the water/sewer bill is linked with the property and not the occupant so we still are paying for it.

You can install a Moen flow meter. There is a local apartment complex that uses this product cost is about $400 and is linked to your cell phone.

They install the Moen flow in each apartment at the cold supply line coming into the hot water tank. The Moen flow will read water usage, for separate billing each unit, let you know is pressure is being reduced, maybe pipes starting to freeze, and will shut off water flow if pipes bust to stop damage. --173.216.xxx.xx

The city doesn't want to install separate meters because you are no longer responsible for paying for the tenant water bills. Su meters are a pain to read and bill and collect . . . I paid thousands to buy separate city meters and it is wonderful to not be paying for tenants washii their cars etc. If you are going to have the property for years, get city meters and separate the water lines. You have common cold water lines feeding both units. If you wish to separate the units to determine their usage, then you'll need to repair the property. Then you can sub meter and re-write you're lease making the tenants pay for excess usage. --47.155.xx.xxx

Good luck collecting your submetered water bills during Covid or any future CA rent moratorium by politicians to get votes. Let the City Water department eat the tenant deadbeat losses for unpaid utilities - unless you like reading, billing and trying to collect from deadbeats? LOL!

What peace of mind not having to get water or sewer bills for my tenants who aren't paying! Water department problem, not mine anymore. In a state with rent control, get all utility bills out of your name. Submetered bills are still owed by you, not the tenant, to the water department. --91.196.xxx.xx
