For those that provide pre-screen info in written form, do you only list qualifications in order to have people eliminate themselves, or do you also obtain some info from them but less than the full amount required on your application???

I list qualifications but I use a sliding scale. Low time on job can be offset by substantial savings, long time on job offsets low savings account but must have 6 months rental amount, high FICO score offsets time on job but minimum 1 full year required. Minimum FICO 700.

I use basic questions to pre-screen with. If they pass pre-screening, they earn a showing and the opportunity to apply. My application is much more in-depth.

I never list my qualifications. To me, that’s like handing out the answers to the test. --172.56.x.xxx

I actually try to "mis-lead" them with a question like," how many people smoke? Inside or outside?"

I inherited tenants who smoked only on the patio for 30 years. House was fine inside, but every time I walk to the back door under the patio cover I smell strong stale smoke. I tried everything to get rid of it. No luck. It's in the wood, in the stucco, in the fiberglass panels. Still looking for a cure. --72.207.xx.xxx

I force a 'self screen' by listing everything in the posted AD. Number of occupants, no dogs, no smoking, picture ID, etc. Very comprehensive AD. If they can't read and don't follow the requirements, I email them to READ the AD again and contact me if they think they meet all the requirements, and they usually just give up on a showing. A few actually recontact me and thank me for the explanation. I think a lot of renters just look at the pretty pictures... --72.207.xx.xxx

One particular thing caught my eye above. I decided a few years ago that it was a bad idea to include info that might make it more likely that an applicant would not provide all relevant info when applying regarding any animals. So I make no mention whatsoever in ad regarding animals. I want to know what the true situation is up front regarding pets or ESA, etc.

I had not previously considered carrying that strategy over to other areas although I do see the value in doing so.

So, for those that don't list qualifications, what basic pre-screen questions do you ask??

Also, what is your opinion of my not making mention of animals in ad in order to make it more likely that they will tell me true info regarding their animals?? Any opinion on including question such as "How many animals to you have?" instead of "Do you have any animals, if so,describe".

DINO: I understand where you are going with this, so I like the question, how many animals do you have, not mentioning anything about animals in the adfor your intended purpose. As long as you don't mind having lots of calls you'd rather not get from people who do have pets.

Of course your method would have prevented me from showing a unit to someone who didn't tell me she had a pet, even tho the ad stated in bold, NO PETS.I don't know which is worse, all those calls, or doing a showing and finding out at the showing. Time is money either way. --75.11.xx.xx
