Tour de House,
I've been asked for virtual tours by about six or seven people in recent weeks.
Do you rich landlords offer any type of video tours?
I love this kind of tech, however I don't know how to conduct such a tour.
My reply ranges in excuses from "there was a guy who used to do that for me" to " I can make you a video, but the file is too large to email" to " yeah....uh, I don't know how". I've even sent a ..." I don't want to, I would rather be cutting the grass or painting".
My solution going forward is short videos which I can edit.
I have no interest in holding a phone and talking with someone while I walk through the house and they sit on a couch miles away.
For one, We, the camera and I, would be invading through someone's residence - I see this as bad.
Secondly, The prospective teni should visit the home for themselves and not simply click a button and have me driving all over town like a fool reporter chasing tornadoes.

Plan for me going forward is to make a video tour when a house goes empty between tenants, but if it's an occupied space, no. They can see the empty pictures posted on the ad, that's all I've got. --50.82.xxx.xxx |

Even this poor & tech-challenged landlord has done it.
When the place was empty, clean, just renovated, I made a video & put it on youtube. I put a link to it in my online ads and website.
It is far from professional quality - just basically walking slowly through the property with my iPhone recording. It lets people see the street view and the basic layout & size of rooms, etc - before wasting time to pre-screen and do a showing.
I just figured it out by googling how to make a you-tube video. It was mostly silent, except a few quick comments by me to point out nice features. It had lots of views, and I will do it again once my current rehab is done. If I can do it, anyone can - I recommend it.

The real question is do they qualify for a tour? Not are you considering upping your game w a video on line in your ad.
If they are out of state and you want to give them a tour use facetime or what's app and walk through the unit w them. I did this recently for an overseas tenant. But I wouldn't do it for every person that pings ne. --172.58.xx.x |

Video is what people now want and expect.
Here's a sample of what we do. Open YouTube and search 8312GraysonProp.com
This was simply an iPhone held sideways, loaded the video to YouTube. Hire a teenager to load it for $10.
Adding music is free on YT once it's loaded.
Some of our homes have been viewed over 1000 times. Think of my time saved!
