My tenants appealed the eviction judgement on April 9th. I filed a complaint with the common pleas court as well as a petition to release escrow funds and to vacate the supersedes on May 10th. Tenants were supposed to pay rent into escrow. They stopped paying-which is a valid reason to dismiss their appeal. Anyway, the judge still hasn’t reviewed and/or ruled in my petition from May. I’m going into month 8 without any rent while still paying the mortgage. How long does a judge have to make a ruling on a petition? This is getting ridiculous! And, the tenants are, again, living for free in my house! --76.111.xxx.x

not sure what the real time frame is but basically a judge can take a long time. If you have an attorney, they should be nudging the judge's clerk, who is the one who is actually reviewing the paperwork for the judge and giving it to the judge to rubber stamp. If the judge is liberal and making a statement in their own off the books way, probably nothing you can do.

Here, we file a Praecipe for the Prothy for the release of funds and it's basically rubber stamped.

Squeaky wheel gets the oil... but not sure how to do that without an attorney in your corner. --72.70.xxx.xxx

I haven't had many appealed, but you typically get an answer within two weeks. The judge might be waiting for the end of this month to expire to provide a ruling --24.101.xxx.xxx
