I'm having my 5 family totatly insulated. I was told on the last day the company will be using spray foam insulation and people should not be there for 24 hours after the company sprays. I think I know the answer but here it goes. Do I have to get everyone a hotel/motel and pay for their cats bording on that day? If so how much do I allow them to use in payment? --24.34.xx.xxx

It takes a day for spray foam to settle where it is advised that no one should be there for 24 hours as spray foam gives up vapours before completely drying. If can visit a motel then may get a special rate as booking five rooms at once for 24 hours can ask for discount rate. Tenants are going to have reduce energy costs as spray foam is a air tight seal where no air movement where bugs and other pests will stay out of building. In the house there is the garbage fiberglass insulation in the walls and ceilings which has a considerable build up of mold. They still that garbage insulation where only advantage is a low price along with low performance. --99.236.xxx.xxx

The cost of utilities even if the tenant pays is important as rental units that are inefficient will be difficult to rent out in the winter along with summer where a well insulated efficient rental unit will bring in a higher rent along with lower vacancies as vacancies for a few months will cost more. Owning different types of buildings the buildings with lowest energy costs had the least amount of vacancies. Here the cost of utilities is very high where there is a 13 per cent harmonized sales tax plus a carbon tax except for water, sewage charges that have gone up more the inflation for the last few years. During the winter it is important to reduce vacancies. So in the end it is a important investment not a loss which is paid for over period of few years or less. Have been slowly spray foaming house where every year the heating costs are gradually dropping. In a business have to get the money back then some for every investment. --99.236.xxx.xxx

Yes, I pay 10,000 a year for oil. It's going to cost me 12,000 with State Rebates to insulate the big old New Englander. It's a win win.

Definitely get them out. Cats also are very susceptible to toxins like that. If there are any parrots or other birds they will be harmed. Make sure no one leaves their pets because they "think it will be OK". Also aquarium will be in danger if any. You don't want to get sued later by some tv advertising lawyer who says, "if your landlord sprayed such and such, you may be entitled to damages". --108.24.xx.xx

Did buy extra insurance? Spray foam has a chance of going really wrong depending on the operator. The mixing of the chemicals and the application have a history of at least 1 out of so many remain toxic because the layers application was too thick and didn't have a chance to expand, dry and harden.

People should be out of the house for over 24 hours. I would air out the house for an additional day, making sure there is no smell left behind. --47.155.xx.xxx

Once the walls and ceilings are sprayed foamed then can add more insulation on the exterior by solid rigid board then applying stucco. Also can add more insulation in the ceiling where rock wool batt will be bring up the insulation level higher. Consider insulating all the pipes around the boiler and hot water tanks where more heat goes into the structure instead of basement or boiler area. The size of heating or air conditioning system is determined by heat loss and heat gain where once more insulation is added then the heating system can be downsized as there is less of a heat loss. A smaller more efficient boiler can be used where the heat output is higher as the boiler is more efficient. A power vented boiler is the best option where in the future it is easy to change the power burner to natural gas. --99.236.xxx.xxx

First communicate with your tenants. Find out if any of them have a place to go.

I would say "yes" you pay for lodging for a day or maybe two days, and for those who can go and live with friends, give them a restaurant gift card to balance it out that others got a paid room.

Don’t get involved in finding living accommodations for your tenants. Great way to lead to complaints, bickering, etc. Give them a credit equal to the price of a night in a reasonable local hotel, and don’t ask any more questions. Some cities have absurdly generous requirements that the LL needs to pay for temporary re-location. Check out whether there is any state or local amount specified for room, food, pet lodging. etc.

So, in answer to your question regarding the amount, it depends on your area. If there is no specific amount specified for your area, maybe there is an ambiguous legal amount such as market price, so to cover your a$$ you could do a quick price survey close to your property and retain the info just in case you need to justify the amount paid to tenants.
