I'm about to start using SmartMove for the first time. Filling my first vacancy since before covid. I've read up and pretty much understand the mechanics.
For you seasoned owners, are there any downsides or reasons not to use this service?

Tony, the very thing you like "tenant applies" is the main thing I dislike. You are subject to the applicant applying and their ability or willingness to follow through with the process.
I prefer to stay in control in the process. Once I have the info from the applicant, I take it from there. I am not dependent on what he or she decides to do or if they complete the process or if "the system" will be provided me with ALL the information I need to make my decision now or to use for collection purposes in the future.
As Plenty indicated above, there is a screening service offered on this site which I and many here have used for years that is far less than the cost of SmartMove. I can offer a lower application cost to applicants which is appealing and lower than my competitors. And ultimately, there is no screening cost to me to run credit, eviction and criminal reports, even while lower than most services, because the cost is still covered by my applicants. --70.161.xxx.xxx |

Jeffrey - I phoned the credit # about 10 minutes ago, had to leave a vm, waiting for a call back. FYI I CANNOT use SmartMove as a NJ owner. Each of their 3 bundles includes an application that includes a criminal background which I'm NOT ALLOWED to ask for. --73.215.xxx.xx |

I understand about giving everyone a second chance, but I believe you earn that second chance by keeping your nose clean for at least a few years. If it is a crime involving violence, about 10 years. Instead, being a thug or trouble maker is a protected class. I am not a fan. My rentals, my screening - and my liability if I mess it up.
