Young couple. He was transferred to the area and she followed after. Almost every time I send a maintenance provider over, I get a complaint that they made a inappropriate remark implying that they "hit" on the female. Each time I apologize and state that I will speak with the accused. I have warned some of the guys to not engage. Last complaint was two weeks ago, a new guy I hired for outside maintenance. The look on their faces of shock, dismay, flabbergasted tells me the truth.

The real reason I am not buying it...One email complaint was that the lady who stopped by was disrespectful and rude. My written response was "I apologize, if xxx thought I was disrespectful and rude". She came outside as I was getting into my car to leave, and asked if she could help me in a tone of voice that she was in charge. I waved, shook my head 'no' and got into my truck. She didn't know who I was.

I am not going to "babysit" someone while they weed-eat fence lines, blow pine straw/ leaves off the roof, l pick up/load large falling limbs after our hurricane visits etc...

How do ya'll handle handle chronic complainers, especially when they are implying inappropriate remarks? --173.31.xxx.xxx

I'm with Barbara in general. Nothing good comes out of this. I simply would say that I appreciate her sharing the concern with me because we don't tolerate that kind of behavior in our contractors, but that I need more than "he said/she said" to do anything. I would put the burden of proof on her. If it's a legit complaint, she should be able to have a camera hidden in her purse or lying out on the table. Or she can ask to have a male friend, family member, or co-worker of hers be with her whenever service contractors come by to ensure there is no inappropriate behavior.

The MeToo movement unfortunately has gone beyond the positive change it was designed to create and has made some women hyper-sensitive to the point they cry foul every time a man looks their direction. Until I get evidence, there's nothing I will do.

A recorder may help. If once you demonstrate that the accusation is false, then things may get better. If not, keeping the tenant will ultimately cause you problems.

Thank you for your input.

It has been different maintenance provider each time. The more I think about it, the complaints are when they are there by themselves. No complaints when they are there with a helpers. I'll cross reference email dates to jobs.

Next time I will address that I need more than "he said/she said" proof. Depending on how that goes I will consider reminding them of the "Happy clause".

Personally, I thought she could be seeking attention from the other half. He works long hours. They are new to the area, so she has no one to talk to.

Some people enjoy drama. Why would you complain about me? I know she didn't know who I was. I was at the street getting into my car when she came outside and spoke. I waved. How was that "rude"? Unless you need attention and like stir up drama.

My dad was a janitor for many years. Handled three buildings in Chicago. Each time he addressed a repair issue personally he took my mom with him. The management had plumbets and electricians on contract. If they came alone he went with them to the repair. Even if the tenant was not at home so down the road there would be a witness should a tenant complain some item was now missing. --174.209.xxx.xxx

As a landlord and maintenance person/licensed contractor, I found out from other landlords and their tenants that service "people" do "hit on tenants".

I could not believe what I was hearing. These things are real and happen often.

In 25 years of going into rentals to work, the tenants were always amazed that I never talked down on them. Wasn't judgmental. Didn't report every little infraction to the landlord or cause any issues. I was there to help and get the job done, repair, replace or remodel. And I didn't hit on anyone.

Although a husband came home early for lunch and caught me in the bedroom fooling around with their cat. I was making it purr. Since I had asked the wife first if I could play with their new cat, I got off with only a warning...

But I also want to add, there are some really crazy tenants that will make up stories. I had a couple as tenants in a home, a lawyer and film producer. I sent there my A/C guy to fix their system. The verbal fight happened. I know my tenants for 11 years and the a/c guy for 15 years. Both had never lied once to me in all of that time. Who should I believe. I couldn't decide. All I could do was to ask my tenants, "Do you want your a/c fixed now"? If so I will meet him there and have it worked on. I told my a/c guy I will be there and he only had to deal with me.

Later I found out my a/c guy was on new medication and had a reaction, so it could have been his fault. --47.155.xx.xxx

You know that some states do not allow voice recordings without the consent of both parties,..(I don't like it but that's the law in some states)Interestingly I THINK you are OK with a video AND audio recorded at the same time,

Use your phone in -airplane mode- this gives video and audio uninterupted, just arrive 5 minutes after the maintenance person - you came from the shop to get something that was left in the van/car by a employee who called off sick and they need their driving glasses or something like that. --76.188.xxx.xxx

Sorry, but as long as she is there, you are going to have to accompany your workers every time they do a service call. You owe it to your service workers to protect them and you also need to protect yourself.

How come that unit has so many service calls? For the most part, other than the yearly furnace wellness check, I wouldn't expect more than 1-2 service calls a year and many untits go for multiple years without needing any repairs. --76.178.xxx.xxx

Shaun, That is so irritating.

I would let her know in no uncertain terms that my workers are balking at performing services at her property and without them you can’t effectively maintain them. So she needs to steer clear of them because you don’t have time to be there to watch every interaction. That easy to work with amiable tenants are easy to find but reliable workers are harder to find and you’re not going to lose yours. So she needs to decide what kind of tenant she’s going to be or you will release her from her lease without penalty.

In other words, give her the happy clause. I’m sorry you are unhappy with my workers but I need them to service my property and nobody else has ever complained about them. So this doesn’t seem to working out for you and you are free to move.

I have one (former) tenant with whom I always turned on the voice recorder on my phone as I walked up to her door. I then uploaded each taped interaction to my computer so these didn't hog up my phone memory. I still have them on my computer.

Although this tenant was not what most of us would consider attractive, based on her weight and personal cleanliness standards, I was not going to rely on a "you've got to be kidding me, ugh!" defense. I taped everything, and told my guys to, once I learned of her willingness to suggest that my workers were hitting on her. UGH!
