Mediocre/Good to Fair Tenant in my 3 bedroom unit called today asking if I had any unit that was "cheaper" than the one she is currently staying in. She stated that she is not making the income that she did when she moved in. This is a B/C area. She is on the Section 8 waiting list. Has anyone had any experience with the Cares Act rental assistance?

This is NY so the moratorium is on through at least the end of July if not the end of August.

She sounds responsible. I'd do anything I could to keep a responsible tenant current. --108.69.xxx.xxx

It is not the level of rent but people income where there is difficulty paying rent. The left wing extremists tenancy advocates blame the high cost on rental housing providers. If they really believe in affordable housing then why not move the houses they own then let people live for free with free utilities. Going to Section 8 may be a challenge where you are locked in. No matter if you rent or own housing the cost of housing is expensive where large urban areas the costs are even higher. The rising costs of building materials are being passed on in higher selling prices. --99.236.xxx.xxx

My other alternative is that we are buying the house next door, SFH, that would need to be brought up to standards. She could live there for $200 a month less while it is being brought up to speed. Health and safety issues only would be addressed; no cosmetic issues. She would be responsible for H20 bill; she is not now.

The current owner of this SFH is "renting to own" it to a semi problematic, former employee, felon who runs a car and motorcycle repair shop on his front lawn. (The current owner is somewhat shady as well)

We have had a few run ins with this tenant in the past but now he wants to move out of state (Ohio's problem) and we are gearing up to purchase it. --72.231.xxx.xx

So you want to try and help her stay in the unit she can't afford with some program for rental assistance from the Cares Act? --172.56.xx.xxx

I suggest trying a new coffee flavor, what you have now is awareness immunity, she wants out so get inspected for damages and prepare for a turnover to get more rent from the incoming applicants. --76.188.xxx.xxx

Her previous rental history was long term (over 7 yrs) in an inner city area where she was in an actual complex. she did move from one of their units to another.

She moved out here to "get away from city living." --72.231.xxx.xx
