Hi everyone, i have 2 very old apartment buildings that are kept in good shape, have owned 1 for 12 years and the other for more than 2 decades. ZERO claims. Have used Scottsdale Insurance for the most part over the years. 10 units. 2 years ago my annual premium was like 4,400. Last year it shot up to well over 6,000 and this year I can't even get scottsdale to give me a quote yet and am only 2 weeks from renewal. Last time I switched from scottsdale to another, after 3 months they cancelled me because of the expensive "woodwork I then went back to Scottsdale They are Craftsman style (arts and craft styling) . Thanks for any ideas and advice!

Crusader Insurance Company. They are located in Calabasas--the San Fernando Valley near Woodland Hills.

I went through a broker and not directly with the company. They gave good estimates for older and multi-use properties. I had a policy with them for years until I sold it. While they only have around 50 to 100 million dollars in reserves, they were at the time a California Admitted Carrier. For a million dollar property that's not a problem. Just don't use them for a skyscraper.

Robert definitely has some good information and I'm glad he is here! The only thing I can add is if the State of California has a plan for people that are having a hard time finding insurance. In Ohio we have the Ohio Fair Plan. Though I don't know if they do commercial property. Good luck. --12.47.xx.xx |
