When issuing a letter of non-renewal of a rental lease and there is a co-signer on the lease, do I send letter to just the tenants or am I legally obligated to also notify the co-signer?

Considering the small amount of time it would take, i would definitely notify all parties, to be on the safe side.
If, for any reason, you do not, it could postpone everything.

Thanks for the reply - my dilemma is a letter was already sent to the tenants and they're claiming I'm legally required to have notified their co-signer, thus they claim that my non-renewal lease letter is not valid. They don't want to leave.
Trying to avoid an eviction to get noisy tenants out that keep violating the noise/nuisance clause in their lease agreement. --47.208.xx.xx |

Here's what Google says...
"Do you have to give 30 day notice if lease is up California?
You DO NOT have to give a 30-day notice at the end of a fixed term lease. "A lease expires automatically at the end of the lease term."
Sounds like co-signer is a non-issue. --23.30.xx.xxx |

If the co-signer is not listed as a tenant, then you shouldn't have to notify them. This is about possession, not financial responsibility. --71.233.xxx.xx |

California has a hold on without cause evictions which might include non renewals. --99.23.xxx.x |

They are trying to scare you. Don't be intimidated.
Like Jerry said, a co-signer is about being paid what is owed, not possession.
However, in my opinion, I would also notify the cosigner in case they have influence over the tenant to act better - since they won't want to pay for court costs, hold-over rent & damages after the tenants are evicted. --68.229.xxx.xxx |

Well if that's what they want i would give it to them. Dated as the original. Add: Copy for your records in red across the top. They told you want they "need" just do it regardless of if it's needed. Then learn your rights and process. --172.56.xx.xx |

Jim - my understanding is that non-renewal of lease is not an eviction and that I don't need cause, even though I have documentation of two 911 calls and a documented noise/disturbance call to the sheriff's department. Also, numerous emails and text messages from adjoining tenant about the constant noise these people make. --47.208.xx.xx |

You are correct. I think Jim is referring to the possible need to evict if they don't abide by the non-renewal. --23.30.xx.xxx |
