I know most are in Nashville. I wish I could have made it. Next year hopefully. Looks like I may have a tenant moving in mid June. In the past, rather than pro-rate, I write up the lease where it begins and ends mid-month. If there's a holdover at the end of the term, I deal with it per the provisions in the lease for holdover. How do you handle?

For mid month, I collect the security deposit and pro-rated rent amount in a form that won’t bounce or be clawed back before they get keys. Then they pay the full rent due on the first just like my other tenants. If it is less than 2 weeks, I usually require the pro-rated amount along with first and security. --75.67.xxx.xxx

No matter what point they move in, I collect the entire first month's rent and the security (and any other stuff) up front. Then on the first of the next full month, I collect a pro-rated amount that covers the misc. days from the time they moved in. Makes it so easy and we always get rent on the 1st after that. I write it into the rental agreement so there is no confusion and indicate it on the rent receipts. --72.220.xxx.xxx

I start the lease on the day we sign and that is the rent due day for the duration. I ask tenants if this is a good due date, on the occasions that tenant desires due date of 1st, tenant pays 30 days + however many days to 1st of the next month.

I'm with you - wish I could have gone to Nashville, but couldn't. Just as well. Been a migraine couple of days.

I start the lease on the day we sign, and collect a full month's rent plus deposit up front. The second month I pro-rate based on the date they moved in. Unless the resident is on a payday plan, then rent is due on the first and I'm letting Clearnow do the direct debit via ACH. That way, if there is an issue, I can blame them!

For my travel nurses, they start on whatevr day they start, and rent is due monthly on that date or weekly at a different rate. I accept theirs via Venmo, Zelle, or even old-fashioned check.

I give them options.

Full security must always be paid, but for Rent:

1) Pay a full month now, smaller prorated amount on 1st - or whatever day works best to line up with their payday/other bills.

2) Make your move-in date the day rent is due every month

3) pay for the rest of this month & next whole month now, then start regular rental payments the next term.

It doesn't matter what day I get the rent as long as I get it - so I can flex if it makes it easier to pay on time. --68.229.xxx.xxx

Prorate days plus full month. Rents all due on the 1st. Makes it easier on us. Sometimes if they want to move in a day or two, if paid in full for a full month, we allow it for nothing. I don't prorate. If they move in on the 15th, rent is due on the 15th. I don't know why it would matter what day of the month to those who do everything electronically. Those like me who don't use one of those systems need to manually monitor payments. The majority of mine are on the first. The handful that aren't, I just know. Perhaps if I had a huge amount and couldn't keep track, that would be different. I always glance over my balances, receivables and payables every day or two so it's not an issue. --72.70.xxx.xxx
