What company are you using to screen new tenants for credit, evictions and judgements etc? I was using Tenant Net and they closed due to Covid.

Gillian, I use the credit checks from this site. I have found them to be very useful and reasonable in price. Click the yellow box at the top of this message stream that says "Credit Checks". Screening is a three part process where in the ad all interested applicants will be provided rental applications. Problem tenants will never bother to show up. A plus if the rental units have utilities separated out where unpaid utilities and unpaid go hand in hand together. They are immediately disqualified as they can not sign up for utilities. A returned rental application without a social insurance number or identity information like photo copies of drivers license, birth certificate is thrown in trash bin. Incomplete applications along with place of employment does not exist. Only rental applications that are sound a credit check can be done where compare information on the rental application. If they are moving around every three to four months then why. Most credit bureaus use Equifax or Trans Union. --99.236.xxx.xxx |

Use whichever online resource you like--the ones recommended above are good! But the most important step I have found is doing a 2-minute in home inspection where they currently live.
You will see, hear, and SMELL what your house will look, sound, and SMELL like within 1-2 months of them moving in.
You will see the people sleeping on the couch.
You will smell the cigarette smoke and the incense covering the pot odor.
You will hear the screaming kids crashing into the walls and doors.
Cars parked on lawns, pit bulls in the back yard, ex-con boyfriend crashing on the couch, broken windows, roaches scurrying for cover...all things you'll never find with a paper or online app.
There is literally no other step as useful as this. We've discussed it many times in past posts, so I'm not going to post again exactly how to do this and get the tenant to agree to it (even out of towners!), but if you search above using the site tool magnifying class for 2-minute home inspection, you'll find a treasure trove of "How To" and a lot of naysayers.
My advice is ignore the naysayers and listen to those of us who make it work.

Reading Sid's post, I should have clarified. I use this site for credit. I do my own Criminal check and verify employment and current address. I call previous LLs-not just the current. The in home visits are essential-just a quick "I forgot to have you sign.. or fill out.." makes it not so stalkish. Nothing will guarantee someone will pay the rent and keep your place clean-keep that in mind. --73.230.xxx.xx |

We have a great service in the state of Indiana through courts.in.gov. This provides, for free of charge all the court history for civil and criminal cases. I wonder if there are other states with this info? I put in the persons name and the cases are listed for counties in the state. You will see evictions, civil cases, criminal activity and how they have turned out. You will see if a defendant has paid on their judgment and when and the new balance owed.
