Landlord I have a propane gas ventless wall fireplace in a studio. It has been serviced by the same company since I owned it. New tenants moved in may 1 and were to set up account in their name. Called me today to inform me they had a safety inspection on it was red tagged. I told them the lease required to inform me of any inspections of premises. I am trying to sell the place. Where I live, when the gas company turns service on, they come inside and inspect.

Here every gas or propane heating unit must be vented outside as there is carbon monoxide build up. Here they do not allow any gas heating unit that is not vented outside to be sold or installed. A one time upfront expense is to install a direct outside vent heating unit where all the combustion gases are vented directly through the wall. It is extreme difficult time as the free for all must come to end soon as repairs and renovations need to continue. While very efficient where need a lot of outside air to bring down carbon monoxide build up. Eventually it is a matter of time before vent less heating systems are banned completely. --99.236.xxx.xxx |

Would never have one in my house or rentals. Lots of complex hydrocarbons beside trace Carbon monoxide even if serviced that are not good for ones health.

I got rid of one before I sold a house. They are very dangerous. Too much Carbon Monoxide comes off of them. Get it closed by a plumber and get it out of there. Tenants are too careless and you might find them dead one day. The buyer of my home had complained about mine so I just quietly had it removed. Next time he came to see the house, before paying and I had not moved, he was horrified to see it gone. He was going to try to get the price of the house down because it was there. I fixed that by removing it. He still bought the house at my price. --108.24.xx.xx |

If you were going to sell the place, the buyers are going to hire a home inspector and the home inspector likely will find a problem with it. You’re either going to have them ask you for a reduction in price or they’re going to ask you to fix it so why not just fix it.?

I have 2 ventless Rinnai wall furnaces in my house with CO monitors and have not had any problems. I also have an apartment where I placed the same with no gas company red tag. You need to find out why first. I once had a gas hot water heater that was red tagged because the inspector demanded a copper gas line. I did as told and it rapidly caused two water heaters to fail because natural gas reacts with copper. --216.23.xxx.xx |

Have it professionally cleaned. most likely its burning dirty and the oxygen depletion sensor is clogged. its called that but not probably what you would imagine.
I'm a fire place guy. seen it many, many times.
vent free. or ventless as they call it have places in life. just not everywhere.

Landlords, thanks for your insight on this. I have had this VF since I owned property. There are allowed state wide. I have had the same propane company for service and tank rental 7 years now. I too have an alarm,never a problem. The tenant sent me paperwork and company disconnected it stating it was deemed the sole source of heating. Honestly that is none of their business. Told my tenant it was illegal. Mike, it did need cleaning service and that is my responsibilty. The company knows that from prior service calls. Now I am peeved because it is going on the market and I have to address this now. It is not heating season. If I don't get an offer within 45 days, these tenants will get 30 day notice for September 1st. Ally, that is a funny story. Maybe I will do that (have appliance removed). Problem is I have 2 units with this heat source so I am presuming my propene company will red tag that too at some point. --172.56.xx.xxx |

A carbon monoxide alarm only measures carbon monoxide.Both propane and natural gas has a number of other chemicals,IE for smoother flow,.. chemicals added to reduce line corrosion and a dozen others. Most have not been studied for you living in the fume environment. Even CO is not triggered by those alarms until it reaches a more dangerous level,
The gas industry pushes them with influence on the politicians but its a matter of time that they get banned as they are in many areas.
Some people think that cigarette smoke is also harmless..pointing out that SOME people live to old age while being smokers. (But notice that you can almost always tell by looking at some if they are a smoker) --66.30.xx.xxx |

Propane has no odor so that's even more dangerous. Fire inspector took my tenant's little kitchen torch for lighting up flambe's and put it outside. Said it could fill up the kitchen with propane and blow the place up. I can't imagine the cold of RI with just one of those. --108.24.xx.xx |

Mark and Ally, thanks for that info. I agree, it is only a matter of time with more codes and regulations to ban the VF appliances. I personally do not like propane appliances but they came with the property. I am contacting my electrician to install electric baseboard heaters in these 2 units.
