I know how most of you feel about carpet, but we need to get this mobile repaired & back in service asap. I found out today that Home Depot will take up & remove the old carpet which would help us a lot.

Which one of their carpets for rentals is good, I see they have a polyester Traffic Master. They have some for around $1.50 - 2.00 a square foot. If we purchase at least 699.00 in carpet/pad, we get credit for 35.00 measuring fee, & the rip up & remove.

I have a 10% coupon for my birthday month ( I think Aldo & I are the same) & an additional 10% I can also use, think Kilz, paint, roach treatments, etc.

We usually shop Lowes, but I have a HD card now, too. --71.219.xx.xxx

If the place is a "C level" rental just have your laborer rip out the existing carpet and tack strips. Paint the floor a dark color and that's it. Tell the new tenants they can get carpet remnants at any carpet store cheap or use area rugs that they supply. Problem solved.

When they leave, they always take any nice area rugs but always leave the old remnants. Then you do the same thing again.

For kitchens and baths, either use the peel and stick tiles for under $1.00 each or get remnant vinyl for under $50 a room. Throw it down and add 1x4's around the perimeter. I paint them before installing with a nail gun.

I haven't replaced any carpet in over 6+ years.

"C level" renters don't get to complain about type of flooring. Tell them it's one reason the rent is so reasonable. --24.180.xx.xx

We got our money's worth out of this carpet, it is 20 years old. It really wasn't too bad until this tenant. I had been having it cleaned by Stanley Steemer in between tenants.

I appreciate your suggestion, but if I do as you say, I feel it would drop it to a "D" level and I'd like to keep it at a "C" level.

I love sheet vinyl for a singlewide, but this is a 14' wide which equates to about a 13' width of rooms, and most vinyl comes in 12' width. --71.219.xx.xxx

Pat, I know exactly where you are coming from. Although we have been replacing carpeting with Allure at turnovers, carpeting is so easy and inexpensive to get something rented quickly, especially in a C rental.

We have purchased carpeting off the in stock rolls which are at the back of our Home Depot store.

I do not have a brand, but from personal experience, do not get anything which is a Berber. Berber is that carpeting which is made of loops and one snag and it unravels and is ruined.

When we have replaced the carpeting in Mobile Homes, the tack strip is not present, so factor that price of materials into your budget. And you will want to put down padding.

When Home Depot has installed new carpeting for us, we have not installed baseboard trim around the perimeter as we know eventually, we will be replacing that with some type of laminate and then we will be putting down baseboards.

We are doing Home Depot carpet at the flip we are buying, Pat. Just some sort of nice mottled mid-tone grey. They will rip out the old, install the new and cart away the old too. Done and done.

I have a class C/D rental with wavy floors due to settling. Laminate would probably be hard to install on these floors. I had a local handyman put down dark brown Home Depot carpeting with no pad and an air stapler. Looks great and is on the third tenant. Cost of install only for the upper floor of a 4 bedroom townhouse was $300.

I buy the stuff that is on the big rolls and cost less than a dollar a ft.

Tenants destroy carpet long before they wear it out. It's a waste of money to buy carpet that will last for 30 years when the tenants have it filthy, stained, and stinky before it is 5 years old.
