What is it with people breaking drawers in kitchen cabinets? This is a singlewide and I know they are not heavy duty, but we bought this 2001 unit in 2004 and have rented it to numerous tenants in that time without anyone breaking one until this bunch. I don't know of anyplace that you can buy replacement drawers either. I wish mobile home supply stores sold them.

It is in a counter/bar that juts out into the room, so I'd have a lot to replace if I did the whole thing.

Besides broken ceiling fan blades, hot water gushing out into tub from broken spigot (still on her dime/power), ruined carpets, messed up HVAC system & full of roaches, I guess it could have been worse. No holes in the walls.

Can't stress enough, do inspections. This is a three year tenant. --71.219.xx.xxx

DH has figured out a way to fix those old drawers - the ones that run on an single track, which eventually breaks, and then the drawers tip up and in? I'll ask him when he gets home. I know he installs rails on either side of the drawer instead of down the middle. --50.82.xxx.xxx

Seems like you know the solution, bill the tenant in the next rent cycle - would a double rent value damage deposit cover this? Get estimates from a carpenter to build new drawer boxes, copy this to tenant and allow only 2 payments - they will be moving before you can collect 3 payments, wallet training... I went up on the rent & she gave notice. My husband had been in the unit & told me it was bad. She moved extra people in.

I think the whole drawer is missing, they just broke & threw away.

I knew I was in trouble the day she looked at it and remarked that the dark carpet wouldn't show dirt! I am beginning to believe an in home inspection before renting to a person is the only way to proceed. Obviously you cannot plan it too far ahead or it wouldn't be true conditions.

This property is in the next county over from us, and she was a nice, quiet lady, paid her rent on time & didn't complain about anything but........

I do not say this to crow or in any way thumb my nose at anyone, but it's posts like these that make me glad we continue to insist on the 2-minute in home inspection. These "hard living" tenants do not go nuts overnight: it is a way of life for them. As you noticed, this would have probably saved you thousands of dollars and tons of hassle and stress.

All land lords who read this post should realize that the only way you will truly know what your house will look, smell, and sound like within a month or two of starting a lease is to do the 2-minute in home inspection. Found more often then not is not worthwhile to shop at the big box stores where by visiting a few different Habitat for Humanity restores where could pick a used ceiling fan or parts for ceiling fan which is like spending pennies on the dollar when compared to the big box stores. For any type of faucet it is better to install faucets with ceramic disk which have far fewer problems then washer type faucets. A leaky faucet is already a great water source for the roaches where that element for survival has to be taken out. You Tube has many different videos on tenants from hell. The drawers can be repaired or taken to kitchen cabinet maker who can rebuild drawers. For problem tenants rent arrears and completely trashing out rental units is way of life that is a never ending story where they can find a rental housing provider who hands out keys without running thorough credit checks on all adult applicants. If they work they are no longer a tenant where can take them to small claims court for rent arrears, damages and cleaning. Often separated things left behind that could be donated to charities where the rest was thrown out or taken to the dump. --99.236.xxx.xxx

We have had to rebuilt our mobile home draws. There is usually only four, stacked in one cabinet. But geez what do people do? To the leave them open and their hip catches on the corners? I just don't know how but everyone of ours we have rebuilt like tanks! --172.58.xx.xxx

We just repair them. Wood glue, angle braces, reinforcement along the edges.

I haven't had a tenant actually throw drawers away, though. I suppose I could build a wooden box that would fit into the spot. Not fancy but good enough for a mobile home.

I don't know how they do it, either, how they break so much stuff that shouldn't really be all that easy to break. Some of them have a real talent for it. --76.178.xxx.xxx

I did once have a tenant take off all the cabinet doors because she wanted open shelves. I don't know what she did with the doors because she bought the house from me and cabinet doors became her problem. --76.178.xxx.xxx
