I have some allure that is 10 years old and needs to be replaced due to top layer wearing through (looks like paint drops at first), this first appeared 4 years ago and was a minor imperfection, now it needs to be dealt with. Other LVP products are showing their age as well. When you install LVP, how long a useful life do you expect? Do the more expensive LVP products have a longer useful life.

Please don't write about the idiot who tenant ruined your new floor.

Commercial porcelain tile is a better option while more expensive and labour intensive upfront the life expectancy along with easily cleaned where rental unit is rented without ripping up floor. Seen some rental housing providers replace flooring every three years. Commercial buildings use products

that last not products that end up in land fill. A good wet saw along with a Schluter membrane if on OSB or wood base. The worst case is re grout then cleaning not replacing. Useful life when in owner occupied house or a rental is shorter where there is abuse like throwing down a lit cigarette or sneaking in pets.

We don't have any that are showing actual wear yet. It might be the color that we choose, pretty variegated and it might not show wear as fast? What's your color? --50.82.xxx.xxx

I have a little bit of this spotting that I just tell incoming clients probably nail polish remover (that's what I thought), I doubt I will replace until it bleeds water below the surface. --76.188.xxx.xxx

The residential life span on it is rated at 30 years, so as with most things I figure about half of that for rentals. Some tenants are terribly rough on floors. 10 years seems a little low, but for rough tenants that's probably about right.

Now that we both screen tenants with the 2-minute home inspection, we should see longer lifespan. --107.216.xxx.xxx

I've had white show through on a floor that is only about 5 years old and I have a floor that is 15 years old and still looks new. I haven't been able to figure it out. Either the darker tones (Teak in the case of my 5 year old floor) have a white coat under the wear layer or they switched the manufacturing process on all of it a few years ago. I've been happiest with the wear on the lighter color Allure, I would expect 15-20 years out of it. The darker colors seem to wear out faster, maybe 8-10 years. That's my best guess on the Allure in a rental. --64.130.xx.xx

IMO there are too many factors to be perfect in any analysis on this. You could put the cheapest vinyl floor in one house with a gentle tenant, installed by someone who knows what they are doing, and it could last 20 years. Then you could have an idiot install a very expensive vinyl floor in a house where the tenants have 5 kids that ride BigWheels in the house all day and don't put felt on their chair legs, and it may last 2 years.

But, IMO the main ingredient is wear layer. Buy a product with a thick wear layer and you are more likely to get good life out of it. Match the quality of what you install to your goal as a landlord, and you'll be ok. --99.92.xxx.xxx

We had some spotting, like melting burning spots, tenant said it was their kid swinging around a glow stick necklace that exploded, they had no idea (nor did i) that what is inside of those kids glow sticks would break open and do this type of damage. But haven't had any down for 10 years. Following this thread. --172.58.xx.xxx

I’ve been using their polish at some turnovers to renew the surface. It may help.

My oldest was installed in 2011. So far, so good.

I agree, though, it does depend on the tenant. --67.43.xxx.xxx

Our earliest Allure lasted well, showed no wear, didn't separate.

The newest Allure seems to not be made quite as well. Seams aren't as solid. Although, I have never had any wear through. --76.178.xxx.xxx

I had some allure start separating within a year. Those units, I bought the allure from a smaller HD. The other units , looked good. One of the last one I did in teak... white spots from wear showed up after 1 yr. Haven't bought any since. Go to your local flooring place and buying good click type vinyl plank. --76.77.xxx.xxx
