I have a duplex that has been rented by the same tenant for 12 years. When they moved in, it was a little tired, but it cleaned up well and I'm used to tenants staying about 5 - 8 years before finding a mate, buying a house or moving for a job. I want to do a lot of work to the place which will require the current tenant to move out. Have any of you had good success with tenants in this situation? Our rental market is very hot and my place is kinda on the inexpensive side.

Don't bother. Keep them in there. You can always remodel after they leave. Heck, they might stay 12 more years, paying on time the entire time.

Now if they had already moved out I could see fixing it up before the next tenant but not while you have a good paying tenant in place. --24.180.xx.xx

Tim,

Be sure you are not subject to the major change in the law passed in Calif in 2019 which included "just cause evictions" as well as other changes to landlord tenant law.

There are exemptions that might apply to you such as if the owner lives in the other unit in your duplex, or if it was built within the last 15 years just to mention two.

This was AB 1482 and if you are subject to it, you will no longer be able to simply require them to move by giving them notice.

Check with landlord tenant lawyer if you have any doubt as to whether you are exempt.

In Los Angeles, just cause evictions were already the law but prior to 2020, landlords in many cities in Calif were able to simply give notice to a tenant on month to month and tenant needed to move or be evicted. Not anymore unless you are exempt from the new law.

If you are feeling the need to do improvements, work on the outside. After 12 years, it might be due for exterior paint.

How's the roof? Should the landscaping be freshened up?

If the market is really hot, is it time to raise the rent? Or by hot market are you thinking of cleaning it up and selling it?

This is an expensive and frustrating time to remodel. Materials and workmen are both of them scarce.

Maybe leave rents low while you fix the outside and then raise rents. Maybe they will stay and pay, maybe they will move and let you remodel the inside. If they stay and pay, the inside is OK with them. --76.178.xxx.xxx

First thing raise the rent, this may get them to move out without much if any struggle. Now get your labor and materials inline so you can reach the finish line before school starts in the fall - most areas this is when wanna be new tenants stay in place, avoid those wanna be tenants with -the rest of the story- it is all bulloney, do what is best for the property including buying your own cold cuts you enjoy. --76.188.xxx.xxx

If it is rented as is, and nothing is broken, just keep on collecting the rent until they leave. This isn't a good time to do updates anyway. The cost of materials and shortage of materials it will not be easy.

Why? It costs you nothing to keep them. If anything you are under mkt rent and should have kept up w pricing over the years.

Say you have to put 3-5k into it how long before you make that back w new tenants. Don't dither the month/s it's off mkt --172.58.xx.xxx
