Hi,

Is a voucher of $3000 for a family of 3 (a dad with 2 adult kids one is in college and the other one is working) sounds reasonable? Where can I find more info? I am just curious based on what they determine the voucher amount. Before i have seen $1000, $1500 but $3000 sounds a lot to me. Thank you. --24.34.xxx.xx

I think $3000 is absolutely rediculous to expect taxpayers to spend to house someone who cant do it themselves.$1000 is also too much,if they cant find something cheaper then they should move to where it is affordable. --72.231.xxx.xxx

Plenty of affordable housing where I am. Down here, Section 8 would pay about $650.00 for a 3 bedroom. --68.63.xxx.xxx

This is Boston area I- Dorchester to be accurate. I think the voucher is real. I am just curious how do they determine it to get such a high rate. --24.34.xxx.xx

Best place to determine the truth would be with a sec8 case worker and finance team member, the tenant will always have a lot of bulloney to talk about. --76.188.xxx.xxx

The idea is Fair Market Value; in other words what the "usual" amount is for a similar size rental (3 bedroom, 4 bedroom, etc). How many bedrooms is this applicant approved for?

Around here it's never even close to that level. As Roy pointed out, it's closer to $650 (although that now may been for a 2 bedroom as I've heard there's been an increase lately). However, since 2 bedrooms are being advertised for close/over $900 lots of Section 8 lookers are desperately searching and complaining.

Claire for a family of 3 this seems very high, but it depends on what they qualify for. I did a quick search and for Boston it looks a 4 bedroom house could get $3168. I use huduser dot com and then find the fair market rent tool. I find that it is pretty accurate. When I list a rental I list it at what I feel the market will bear. If it ends up being rented to a section 8 tenant at renewal I check this site to give an idea what housing thinks is fair market rent. Usually I'm below that number. I am sure that there are some calculations that can bring the number down, but as long as I have been below the number on that site based on number of bedrooms I have never been denied by housing for a rent amount. --75.50.xxx.xx

Who is claiming $3k? Tenant? Or has housing agreed to pay $3k for your home and this tenant? Usually i find tenant over promising. Trust but verify! Could very well be. --172.56.xx.xx

What HUD deems as FMR and what local Housing Authorities provide can be two different amounts. At least they are in my county.

Which is one of the reasons those with vouchers are having an extremely difficult time finding a rental.

Confirm this amount with your local Housing Authority.

I checked our local housing allowance a coupla months ago. Ithink that the 4 BR around that with th 3's about 28. I checked to be sure and these #'s did include a 300.00 utility allowance bringing the rent abit lower than it appeared. --174.206.xxx.xxx

Section 8 pays that sort of rent in some parts of California.

It's good to be on welfare. You get a better living than if you are working for your family's needs. Housing paid, groceries paid, health insurance paid, and some folding cash to pay for your extras.

A working person would have to earn $9,000 a month to get that apartment. The welfare rat gets the same lifestyle for free. --76.178.xxx.xxx

So if they have to earn 9k to get a 3k apartment, what is the condition that allow them to get the voucher benefit? I honestly earn 4k at my job and I pay tax etc. so besides income, are there other conditions and is it legal for me to ask or no? --24.34.xxx.xx

@DannyC - I just tried to go to huduser and it shows that the website was blocked by my malware protection (it shows its a trojan type website). Is that the actual website address? I ask because the info seems like it would be very helpful. Please let me know, thanks :) --104.0.xx.xx
