So my previous tenants moved out last summer to buy a house. I did the clean up and repaint and had it inspected in October for the CO. Then decided I didn't want to meet with a lot of potentially covid postive people. Big financial hit but I just rented it via Apartments.com except the applicant told me her friend who is a realtor and lives around the corner, told her about it and that the photos were on there. So not really Apartments.com. I did get about 15 questions from the ad but the renter is the first person who contacted me. They are two older room mates and like this area even though they have each a half hour drive to work. But Rte 95 is five minutes away and easy to get to. And they both have good paying jobs! One was in the military and the other has a science degree and works at a plastics firm. Finally. And they are pleasant and were respectful to me. Pays to get old sometimes. --108.24.xx.xx

ALlyJ i get your feeling, i have one one multi and rent 2 units, on Nov 2019 my 2 tenants left, i found one for the cheaper unit, the 3rd floor, on Jan 2020, the 2nd floor that is the one with the best finish and condition (i was living there) rented on September 2020... And not because there were no applicants, we had tons of them, but not all of them get past the pre-screening or didn't qualified the criteria... --98.216.xx.xxx

MYOB, I am still alive with no covid impairments. I did not have a non paying covid tenant sucking up my money while not paying the rent and then have that pain go on for 10 months with my stomach churning at the size of the heat bills. Though I advertised after the previous people left, there were no good prospects. No one was moving around here except unqualified people. Everyone qualified was buying houses from sad people whose parents or grandparents had just died. So I decided to stop trying. Sometimes decision making is an art and a science. And sometimes avoiding danger is important. My plumber would not visit houses with people in them and took only jobs on new construction.

How did you avoid getting a serious case of covid MYOB? Probably DUMB LUCK. --108.24.xx.xx

That was so surprising -- the defense you put up. I'm a live also. Don't forget our Governor didn't put people in nursing homes that were sick.

First off I'm over 70 that meant at 70 I was out in it. I had 63 SFH's to take care of. So stop with the excuses. I been around the block.

You and many others have got more excuses then Carters got Liver Pills.

So I am 74, cancer survivor, had radiation on intestine area where immune system is. You are still a bully. One man's meat is another man's poison. Glad you have 63 units and are able to manage that. You are in the south. Covid was much worse up here and I suspect that was due to lack of ultraviolet light at this latitude. Sun started coming back to Maximum just recently and many states even Great Britain, have no cases. I don't need to defend my choice to you. My choice was just as valuable as yours. I did the right thing for me and you did the right thing for you. And I could afford to leave the unit open. Sorry you are living on the edge. --108.24.xx.xx

Latitude of NJ is 40, compare that with latitude of Monaco, 43. Norway is Lat 66. Funny how some people just throw rocks and run away. Norway and Sweden had different tactics to handling covid. Norway locked down. Sweden did not. Neither had an overwhelming infection there for some reason. But Sweden had 13 TIMES the death rate than Norway did. O.K. People. Time to take a break with the insults.

I am very happy that you rented your unit to good responsible people. I respect the fact that you waited. The choice was yours and you stuck it out.

I believe a persons health is top priority, as you do. No amount of money is worth a persons health. In fact I left my two units empty for several months, myself, because of covid. And why? Because I can afford to let them sit. Money is not a first factor for me either, but my health and my family's health is. Plus, why rent and have the wear and tear when the tenants, in Michigan, were not required to pay their rent. Why fume and have the stress.

I am 70 years young and worked hard for what I have. No payments, all paid for, in fact, 21 years ago.

I have a saying on my laptop. "The perfect Tenant is like Bigfoot. A few have seen, but I'm not sure they exist."

It makes me smile each time I read it. When I do get good tenants it is treasured.

You made the right choice and I respect you for it.

Busy I accept all. I deal with like persons on this site and others. Taking 2 yrs to finish a rental or 9 months to fill it is not the group I hang with! SORRY!

A person who leaves unit for 10 months but is posting here as an advisor-- it unbelievable.

Somehow it went from rentals to death rates-- WHY? because that's what the person knows-- if they knew rentals which by the way is what this site is about-- they wouldn't deflect the questions or answers to some jibberish.

WOOH WHOO Busy -- "they will be glad to have you as LL.

Too many here this is their business and livelihood.

They were not empty at all. 2 slow payers and 1 no pay who eventually aid 3K to catch up.

When you see Robert from CA put in ever first sentence of his posts (almost every one) I'm a licensed hvac, plumber, electrician, yada yada yada-- do you think he's bragging each and ever time? Heck no he's not. Even though we all know his qual's some newbies don't. So Alley you read it and say gee's this person is qualified. I think that's a fair comparable even though I'm sure you don't.

Most of us are just congratulating Ally, as we know this year has been tough for many landlords. It’s good to hear she found some good tenants. And, I am confidant she keeps her places up, as you do too, myob. Difference is, I suspect that a stranger saying well done to you doesn’t make a speck of difference, myob. I think Ally may be a little more like me- I appreciate an ‘attaboy’ every now and then. Neither view is wrong, just different.

In some persons’ view, that might make me weak or unqualified. I say it just makes me me. There are many, many, many, many, many, many, many, many, many,many, many ways to measure success. I guess Busy my point is this.Alley and some others here are posting as 3 star-- the experts-- top notch to take advice from.

She and a few others are posting how they left places 9 months empty-- another investor said several months/years fixing up. IS THAT WHAT NEWBIES ARE READING? Then on top of that some are HERE are praising her for leaving it empty!!!! EMPTY!

Is that pointed enough?

Those ideas will poison a new investor-- thinking and reading "gee it's OK"

Of course it's here decision and can do what she wants along with others-- it's great--- but because I call her out on what she's posting-- "I'm a bully". Again just hurtful stuff. Does having cancer or being 74 or moon beams in her eyes HAVE ONE IOTTA to do with RE Investing? No! of course not but posts are sprinkled with those references.
