A cop completed my pre-screening form today. Claims he has good credit but has a German Shepard. ( I wonder if he's a K-9 cop) He has the required income as well. He sold his house and is moving due to a divorce.
Has anyone ever rented to a cop? What was your experience? If there's one red flag here, it's the divorce. This guy is not even 30 years old yet. --209.122.xx.xxx |

Ask more questions. I would consider. Young people get divorced. Its tough occupation nowadays. Ask about the dog for sure, just a pet? Working dog? Yes i rented to one, had to live in certain area, property had to have a concrete pad for dog run, i had all this requirements. Eventually i sold him the house. Rented to a few friends that had just graduated from college. 1 entered the police academy and then got hired by a local police department. I was contacted by their hiring person to answer questions about the tenant. I believe they were also going to knock on neighbors doors as part of the interview process. It really doesn't take that much of a sleuth to get information nowadays. Even with an LLC, it's just a mere query on the Secretary of state's website to get the name of the owner. Cops as tenants is a "B" or "C" class neighborhood is a good thing. They can scare the bad elements from the property.
I rented a 4 bedroom to a group of beginner cops, 1 to 3 years on the force. Everything was fine until it wasn't. When I had to call the cops on these tenant cops for having a midnight drinking loud party, the investigating cops that showed up wouldn't take a report. So come Monday, I had to speak to the Commander. He too blew me off. So I progressed up the ladder and reported my tenants, their commander to internal affairs. I then got notice, it's best that they move...and they did before the end of the lease..
The case was labeled, tenants moving due to dispute with the landlord. Problems solved... --47.155.xx.xxx |

Ask yourself if you would any problems trying to evict a cop if it ever came to that. Never rent to anyone (family and friends included) that you would have a problem trying to evict.
Years ago, I rented to the daughter of a well known elected official here. When an issue arose over late rent and my posting a P/Q notice, my tenant's response was "Do you know who my father is in this town"?

GKARL, yes anyone can look up my LLC info at the state but they would get my office address which is what i want people to think of as my address,everyone thinks that is where i live so they dont search because they think they know where i live and it is in a not so great neighborhood so no one feels and need to find me.My personal residence is in a trust and my name is not on the deed.Not saying i couldnt be found but not easily.A cop or DMV employee could look up my drivers license so i dont want them as tenants. --72.231.xxx.xxx |

I've got a police officer right now. The yard looks great, the house is kept spotless, and he is pleasant to deal with.
He's a responsible person and I've met his family and they are all responsible people
A big plus is that his paycheck continued all through Covid shutdowns.
The big problem to watch for with law enforcement is drinking problems and those won't show up on a criminal background check like they will for other alcoholics.
I can't take a German Shepherd, but if it is a trained working K-9, I would at least check with my insurance company and get their input. If my insurance company said OK, I'd take the dog. The city is going to have massive liability insurance for their K-9 officers.
I'm perfectly happy to have my tenant's squad car parked in front of his house. There aren't too many ways other than that that are better at keeping crime out of the neighborhood. --76.178.xxx.xxx |

It's very easy to find someone's address here in Florida. I believe if you own a rental here you are required to have a real physical address as "mailing address" on the appraiser's website, not a P.O. Box, although I don't know if this is enforced. Unless you have a Land Trust set up, which most don't.
And even if that weren't the case, if someone is nutty enough and you are local, they can find out where you live. They could hire a PI, or follow your car, etc.

My experience with cops is the same with others, some good some don't meet my cooperative requirement. I've rented to several and have never had a problem. A lot of it has to do with the Police Chief, around here they tend to run off the bullies and less than respectable recruits so not so much a problem. If you do have a problem, always call and ask for Internal Affairs, they will handle it in an instant. They are there to assure that individual cops don't tarnish the reputation of the force. You don't have that option with most tenants.
The K-9's are highly vetted and trained by the force, I would have no problem with them. They will be crated at night and almost always go with the handler, even on vacation. --64.130.xx.xx |

I rented to one police officer who was married to a paramedic. Three dogs (personal pets). Everything's always on time. No problems. After a year or two, he left the force and is now a trucker.
Unauthorized roommate with unauthorized cat who brought in unauthorized fleas worked for the sheriff's dispatch. Original tenants were guy/woman/kid. When her husband went off to prison, she let her brother move in to help make ends meet. Wasn't pleased with that one.

Maybe he is my last cop tenant. He has a German Shepherd and an old beagle and was newly divorced. The first month was the last month I got rent on time. He worked a lot of other jobs as I found out it was his third divorce. He crated the dogs on bare hardwood floors and moved them when the floors were destroyed. He was arrogant, filthy, left mouse feces all over stove top encased in a thick layer of grease. Over $6000 damage he is still paying off. They tend to come with a lot of attitude. --216.23.xxx.xx |

Cops are trained to NEVER BACK DOWN Example: George F and others.
For the ONE that works out there are MANY who cause trouble for the LL.
I rented to a Conservation officer. When the first blimp came he made it VERY CLEAR to me he has the same authority as State Police.
Our sherrif taught our assoc that most have a deinkomg problem,70% get divorced, 15%, commit suicide.
Avoid the drama and keep your family safe.
2 blocks from my house a cop parks his police SUV in his driveway. The house next door and the house across the street were burgled...while the car was there.

I disagree with a blanket "no police". A small rural township policeman does not have anywhere near the stress of a large city officer. Certainly an incident here and there is escalated but not routinely every day, every shift. Yes, I understand they never know when 'something' may happen but again, small places are not big cities and MOST residents also don't have the same attitudes.
Google his township's police dept. facebook page. They all seem to have one. If he is the K-9 officer, it will be all over the page.
My township's police dog and the sheriff's dept. both use my property for training. The dogs two dogs that come are INCREDIBLY well behaved. I'd say absolutely zero problems will come from the puppy dog. --72.70.xxx.xxx |
