Brad, a long time ago you mentioned using Allure on stairs with metal tread to hold it on and add slippage safety. We didn't do it for a long time, but our last several rehabs we are doing it and love it. So do tenants!
And
1) We are reminded again and again how NASTY carpet really is, when Glenn pulls it up and removes all the tacks and staples and dirt and grime and dust that is under it. BLECH!
2) It looks great! Kind of industrial chic which people like a lot and no slippage of feet. And unlike carpet, if one stair gets messed up we know we can fix just that one stair (we haven't had that though.)

I've contemplated doing this, but chickened out.
Instead on the one place we have rented that has stairs, we painted the steps with high end Ben Moore dark brown paint. Then, I added carpet stair treds off Amazon with carpet tape.
The first set lasted one 18 month set of tenants. All but 1 of the carpet treds were still in good shape, even with a dog going up and down them regularly. I vacuumed them with a hand vac, peeled up the bad one, and applied a new one in the same place with new carpet tape. Took maybe an hour? Very cost effective.
Looks decent enough I'm considering doing the same to my own steps in a few months, when I get the energy up to remove all the belongings from the upstairs and get down new flooring (maybe next year, or the year after..) --67.43.xxx.xxx |

Barb, that works if the stairs UNDER the carpet are paintable and not just rough boards, which we have run into now several times. Painting or staining just wouldn't work on these things. --50.82.xxx.xxx |
