Tenant had a small leak in her roof, sent a roofer out to fix it 3x's before it was finally fixed,. Shes a real PITA complaining about each other tenant in the building and she doesn't like this and doesn't like that. More complaints in her year there that all of the other tenants combined over 10 years.

Well soon after the second attempt to fix the small leak she calls the city code office who is trying to look good to the mayor and wants reports of any and all complints in the bilding in the last 4 years etc.

I wanted to get rid of her and planned to rt before this, but it looks like this throws a wrench into the works.

Shes a month to month but this link provided by Laura [MD] looks depressing to what I can do,..

Can't raise her rent or do much else.

I like complaints. I hate it when I find out later there was some problem that has become more expensive. I had a seven year tenant on first floor of duplex. She would let me know if anything starting to break. But I could not keep anyone upstairs more than a year. No one complained of anything. Then I had to go over there one morning very early and the hallway was full of garbage bags and stunk like rabbits. First floor had been putting hers in the common hall and then putting it outside when she went to work early. She had access to the attached garage too but had turned it into a storage area. So she would rather stink up the hallway before putting it in the airy garage with her stuff. --108.24.xx.xx

Some rent controlled jurisdictions allow for a above guideline increase where there is cap on increase for each year which could spread out for three years. A complete replacement of roof is considered a major capital expenditure where if a gable roof then a metal roof with commercial thickness is the best option. While some call this a economic eviction which is true to a point but ruining a building is not a option. One time there was no cap where first increase was 20.25 per cent then the following year was 14.75 per cent where applied for conditional order so there was no rent appeals. After they voted for the Socialist Democratic government where they could not appeal rent increases one January five apartment they moved out where with one ad rented all five apartments where no ever complained about rent as apartments were all in better condition. All building code violations were cleared up where they tried to prevent some final repairs taking place as they knew rent increases were coming. There are two ways to destroy rental housing. One bomb it or bring in rent control where after a while the same results occur. It is like a Cinderella story after rent control is brought in. Yet the radical left wing tenancy advocates ignore reality where in rent controlled jurisdictions tenants pay a higher rent along with worse conditions. Yet at same government owned rental units are not under rent control. Google to find a landlords association to find options.

Agree with Ally.

I had someone who never called about anything, for two years. The "perfect tenant", or so they say. Finally things suddenly went south and I had to give them a non-renew. It turns out they had moved extra people in without permission, and the ceramic soap dish had fallen off the wall and they just left it on the floor and water was intruding behind the empty space in the wall. Never called me. And other neglected things.

If someone complains or calls too much you at least have the option of ignoring them.

I read some of that document. It said that only excessive rent increases would be deemed retaliatory. Seems like normal rent increases would be ok. This also highlights why it is a good idea to have routine, yearly rent increases built into your lease. --107.141.xx.xxx

I never installed soap dishes in bathtub as often the soap dish is pulled out. Ikea has shelves or shelf that can be added to shower. The soap dish is always pulled out. --99.236.xxx.xxx

Dave has provided you some rally SAGE advise.

Let them know you want them happy and you will now do quarterly rental inspections to ensure that they are happy. Will they view this as help - nope....they will view it as an invasion of privacy - but you are hammer home a point.
