More often then not the rental unit will require a thorough cleaning along with may require painting. Repairs where it is better to get that done well the apartment is vacant. All the drain traps should be removed then cleaned out. All the electrical outlets should be checked along with all the plumbing fixtures along door locks. For me and my market , it is too soon. The market here is CRAZY. There are only a few rentals available and demand is insane. I don’t show occupied homes. If it’s listed ( but I can’t show it yet) it’s just bad advertisement. The prolonged listing scares away the good applicants. It feeds the hopes of the bad applicants that they have a shot at it. I don’t list the address- people will show up announced and bother your tenant because they have the entitlement mentality that they should be able to see it now. --68.191.xx.xx

Starting with a rental unit that is refreshed the rent can be brought to the current market level where even $50 more per month covers the down time. View some other ads on the internet sites to see in the area what the current market rent is then can go to the market right away. Here there is rent control in the province of Ontario where on vacant rental units can go to increase rent to market where if not done then lower rent is locked until vacant again. Some rental housing providers had lower rents where once they brought in rent control were stuck with the lower rent. Some rental housing providers are reluctant to run thorough credit checks on all adult applicants where the one out of three odds of getting a problem tenant is a strong possibility. --99.236.xxx.xxx

Once a place has been rented for the first time, we always show it occupied later. We didn't start out this way - we accepted the general consensus that a turnover was our enemy and would result in a month's lost rent at least, and long-term tenants were what we wanted. Not anymore!

So: I take lots of empty pictures prior to first occupancy.

When we receive notice, we ask if there is anything that needs our attention, and we go in and fix it. We learned this from Jeffrey at our first Convention, and it changed our renting lives :)

We list it with our empty pics, and pre-screen applicants.

We set up scheduled times, pre-planned with current resident. We usually do an hour or two broken up into 15 or 20 minutes chunks, and we do two days, one weekend and one weekday so a total of 8-15 showings over the two days.

I tell prospects, "They are moving, so it could be cluttered. But you have seen the empty pics and you will get it clean and ready to occupy, just as you will return it to us when you leave at some future date in time."

Leases end at noon on last day of month, begin at noon on first day so we have 24 hours to do any last minute stuff. TENANT is responsible for having the place CLEAN and READY TO OCCUPY. If they don't, I hire cleaners and they pay for it. So far, only 2 tenants in years have asked for that.

Have not missed a day of rent due to turnover in years now, EXCEPT when we actually had a 10-year resident leave and we decided to rehab the place.

Rents go up most at turnover, so long-term residents are less desirable these days. They tend to have more wear & tear to deal with than someone staying a year or two then moving on. Right now I have 2 tenants in place since 2009. That's too long. --50.82.xxx.xxx

It would be too early here. I'd be buried in applicants with maybe fist fights in the street over the house.

The theory is to advertise 30 days in advance to get the people who have to give 30 day notice. That works for some, hasn't worked for me.

I get the house back and clean it up before I advertise and get a new tenant immediately. Those giving notice at their old place just pay double rent for the month and have never complained about it. --76.178.xxx.xxx

1) When an exiting tenant gives me their move out date, things never go as planned! So I loose days to work on the unit because of a "holdover"!

2) Give a applicant time to re-think or moving into a new unit, they "can" change their mind!

I advertise. Have showings/open houses. Take applications. Do a full background check and the choose the best fit (within the legal guidelines). If that person can't sign the lease and come up with the full move-in costs, I move on to the next applicant.

Lynn, we've never had that happen. We DO stay in touch with them the entire last month or so, and on a regular basis just so we are up-to-date. But we've never had anyone hold over beyond their date since we started this process.

At worst, we've had someone stay beyond noon - cleaning. Once. And they were charged $25 an hour per the lease. --50.82.xxx.xxx

First thing when you wake up, go inspect and get the repairs up to speed, this will end the struggle after moveout about damages that should be charged to the tenant. Nj gives the LL double rent if the tenant makes a written move out notice and does not go. So I tell them the day of the notice about this so they really make an effort to get out. I don't show units with people in them. I tried but it never worked out. --108.24.xx.xx

I have only once been successful in getting a new tenant lined up while the one one was still there - most people just can't see past the clutter and disorganization of a tenant packing up. In this market, you will likely get it under agreement very quickly and have your pick of tenants. I would wait and be ready to jump in there to clean up and fix up as soon as the former tenant moves out. --96.245.xx.xx
